This Week's Denver Deal Sheet: Data Center Builder Plans $7B Expansion

Denver-based Cologix is investing $7B in an 800-megawatt, 2M SF data center campus in Johnstown, Ohio. Spanning eight buildings on 154 acres, the project is set to begin development in 2025.

Cologix operates four Central Ohio data centers and its existing data center campus spans 500K SF with 80 MW of power capacity. The company has invested $500M in Central Ohio and employs 50 people.

SALES

A $12M sale of a 37-unit multifamily property called Sage Creek Townhomes in Thornton was facilitated by Josh Newell of Pinnacle Real Estate Advisors. The project closed on Nov. 19 and was sold to an all-cash, out-of-state buyer at $325K per unit.

The $1M sale of 1233-1237 N. Marion St. in Denver was represented by Phil Dankner and Gabe Wolf of Unique Properties. The multifamily property sold for $350 per SF.

A 2,648 SF six-bay car wash at 5051 S. Windermere St. in Littleton sold for $950K in a deal brokered by Greg Knott and Earl Duffy of Unique Properties. 

CONSTRUCTION AND DEVELOPMENT

Trumark Homes closed on 83 lots at Hillcrest Creek, a townhome community in Arvada. The community will target first-time buyers with 83 three-story townhomes boasting modern designs and amenities. Model construction starts next year, with sales launching in September 2025.

LEASES

The Orchard Town Center in Westminster welcomed five new tenants in the fourth quarter: Cozy Coffee Co., J. Crew Factory, Rally House, Warby Parker and Zagg. The shopping center is now over 90% leased.

THIS AND THAT

The River North Arts District Business Improvement District Board voted to renew its 10-year term, maintaining a maximum mill levy rate of 4 mills. The BID plans to evaluate its organizational structure for enhanced transparency and launch a long-term planning initiative in early 2025 to guide future priorities and projects.

Ironton Distillery will close its RiNo location on Dec. 2 and move to a facility in Louisville that is expected to open in 2026.
