An Oregon-based manufacturer has expanded its Texas footprint with a long-term lease in Irving.

Western Pacific Building Materials will occupy 102K SF at Prologis Freeport Distribution Center Building 2, located at 9000 N. Royal Lane. The company, which also has centers in Houston and Austin, has been eyeing a third Texas location since November.

Joe Santaularia, senior vice president and managing partner at Bradford Commercial Real Estate Services, represented the tenant. Mitch Pruitt of Prologis and Jeremy Kelly of Stream Realty Partners represented the landlord, Prologis.

“We had to sprint to find a new location because a previously negotiated site fell out due to a change in the occupancy date,” Santaularia said in a statement. “There aren’t a lot of options for large blocks of space.”

Western Pacific’s lease brings the 227K SF building to 100% occupied.

Knightvest Capital acquired The Encore Apartments in the Legacy area of Plano. The purchase represents the inaugural investment in the company’s second fund. The company plans to renovate the three-story property’s interiors and amenities and to add a resident lounge.

CONSTRUCTION AND DEVELOPMENT

Centurion American Development Group broke ground on Cottonwood, a 678-acre development north of McBee Road in Dorchester. The master-planned community will include more than 2,000 residential lots spread across five phases of development. Homebuilders under contract for the first three phases include DR Horton, Beazer Homes, Pulte and M/I Homes. The first lots are expected to be delivered to homebuilders by spring 2026.

Andretti Indoor Karting & Games is scheduled to open at 3750 S. Highway 161 in Grand Prairie on July 10. The 92K SF entertainment complex includes high-speed electric cars on a multilevel track, as well as arcade games, virtual reality experiences, bowling, a motion theater and a two-story laser tag arena, according to the Dallas Business Journal.
