This Week's Dallas-Fort Worth Deal Sheet

CheckSammy is moving its headquarters to Addison following the signing of a 22.5K SF lease at The Madison.

The sustainable waste removal and recycling solutions company will take up an entire floor in the building, located at 15851 Dallas Parkway. CheckSammy moved its North American HQ from Las Vegas to Dallas in 2021 and has since grown from three to more than 90 employees, according to a news release.

“When planning our HQ relocation, we evaluated a number of potential locations across the United States and ultimately settled on Dallas-Fort Worth because of its central location and access to high-quality employees,” CheckSammy co-founder and CEO Sam Scoten said in a statement.

Travis Boothe, Hanna Henley and Robbie Baty of Cushman & Wakefield represented CheckSammy in the lease negotiation. Chris Andler and Michael Foster represented the landlord, Property Advisers Realty Inc.

PEOPLE

BKV Group hired Clint Ashworth as director of architecture, senior project manager and associate partner. The design firm also hired Carolyn Wilder as senior project manager and associate partner.

With more than three decades of experience in architecture and design, Ashworth will oversee all multifamily projects out of the Dallas office. Prior to joining BKV Group, Ashworth served as associate vice president in architecture for CallisonRTKL. Wilder, who brings more than 25 years of experience to her role, previously led her own design practice, wilder + wilder design.

Colliers hired Emily Hoffman as senior vice president in the Dallas office. She will focus on office tenant representation. Hoffman joins Colliers after serving in a similar role at Cushman & Wakefield for more than 10 years. She has worked in the commercial real estate industry for more than 16 years.

LEASES

Cushman & Wakefield arranged a 26K SF lease at Mandalay Tower 2, a Class-A office building located at 225 East John Carpenter Freeway in Las Colinas. Planning and design consulting firm Kimley Horn will move into the space in May 2023. Rodney Helm, Zach Bean and Chris Taylor of Cushman & Wakefield represented the landlord, Parmenter Realty Partners, in the lease negotiations.

SALES

Colliers sold Valley View Centre, a four-story, multitenant office building located at 2100 Valley View Lane in Farmers Branch. Senior Vice President Cody Payne and Senior Associate Michael Tran of Colliers had the exclusive listing to market the property on behalf of the seller, a private investor.

Nicola Wealth Real Estate acquired 1473 Terre Colony Court, an industrial building located 6 miles west of Downtown Dallas. The transaction, acquired through a partnership with CanTex Capital, was brokered by Robert Deptula of Transwestern and Cameron Deptula of Davidson Bogel Real Estate.

A local investor purchased an eight-tenant, 13.6K SF neighborhood retail center on approximately 1.1 acres located at 111 East University Drive in Denton for an undisclosed price. The seller was a California-based LLC. David Zoller with Weitzman handled negotiations.

Holt Lunsford Commercial Investments sold MacArthur Business Park, a 152K SF, Class-A industrial development, to TA Realty. The 72K SF and 80K SF buildings, located at 2791 MacArthur Blvd., were sold at shell completion.

Venterra Realty acquired two properties in the DFW market, Mission Mayfield Downs in Grand Prairie and Bella Ruscello in Duncanville. The former is a 258-unit, three-story multifamily community in Grand Prairie, and the latter is a 216-unit, three-story multifamily community built in 2007.

GREA sold a 161-unit apartment complex at 3706 West Eighth St. in Dallas. Mark Allen, executive managing director of GREA, procured the buyer and represented the seller. The asset sold to an out-of-state private investment group, which plans to invest significant capital to improve the property.

The Multifamily Group sold Fredericksburg Apartments, a garden-style, 66-unit asset in Dallas. Managing Partner Jon Krebbs represented the seller and procured the buyer.

CONSTRUCTION AND DEVELOPMENT

Multifamily developer StreetLights Residential and Mitsui Fudosan America broke ground on The Oliver, an apartment community located within The Central, a new 27-acre, mixed-use development in Dallas. Led by De La Vega Development, The Central will include a combined 4M SF of office, residential and retail space, along with a 4-acre park. StreetLights Creative Studio is the architect and is handling all interior design in-house. SLR Construction LLC is the general contractor.

Proterra Properties Inc. has started construction on Carrier/360 DC, a 114K SF office/warehouse project located in the southeast quadrant at 732 Avenue R in Grand Prairie. The project is scheduled to be complete in July. Proterra Properties is providing development services as well as leasing services for the project.

Granite Park Six, a 19-story, 422K SF, Class-AA office building topped out in Granite Park, a 90-acre, mixed-use development in Plano. Granite Park Six is designed by BOKA Powell with modern interiors by HKS Architects. General contractor Austin Commercial kicked off construction in December 2021 and is on schedule to deliver the building in the third quarter of next year. Highwoods is Granite Properties' joint venture equity partner for Granite Park Six. Current Granite Park Three customer Stonebriar Commercial Finance will move its headquarters to Granite Park Six in the fourth quarter of 2023.

Granite Properties' Robert Jimenez, Burson Holman and Elizabeth Fortado are handling leasing.

Texas Wesleyan University, in partnership with Dodson Commercial Real Estate and Miyama USA Texas, cut the ribbon on The Rosedale, a $10.5M collaborative project in the Polytechnic neighborhood of Fort Worth. The 49K SF student residential apartment building provides 59 housing units for more than 100 students and faculty.

Harwood International and Manhattan Construction recently celebrated the topping out of Harwood No. 14. After breaking ground in March 2021, the Class-AA tower is already nearly 70% pre-leased and is on track to deliver in 2023. The tower is the tallest office building in Harwood. The design and architecture teams behind Harwood No. 14 are Dallas-based HDF, Dallas-based Corgan and Tokyo-based starchitect Kengo Kuma & Associates.

FINANCING

Crescent Real Estate LLC closed a third investment fund to acquire, develop and operate real estate assets. The fund, which will be known as GP Invitation Fund III, held its final closing on Sept. 30 after an invitation-only campaign raised approximately $265M from existing and new private investors.

THIS AND THAT

Dallas-based ParkHub, a provider of parking software and payment solutions, acquired San Francisco-based Smarking, a company that supports more than 2,500 parking locations for commercial real estate owners, municipalities, hospitals, universities, airports and parking operators across North America. Through this acquisition, ParkHub broadens its product suite to further support existing customers and expands its presence into new end markets.
