The DFW Deal Sheet: 287K SF Spec Industrial Building Breaks Ground In Grand Prairie

A large speculative project aims to cash in on Dallas-Fort Worth’s flourishing industrial market.

Constellation Rock Island Logistics Center Will Be The Firm's Third Dfw-Area Project.

Constellation Real Estate Partners started construction on the nearly 287K SF Constellation Rock Island Logistics Center in Grand Prairie. The Class-A industrial building will be built on nearly 17 acres at 4701 W. Rock Island Road.

Work on the project is slated to be completed next summer.

Designed by Meinhardt Associates, Constellation Rock Island Logistics Center will feature a rear-load building, 36-foot clear height and 80 trailer positions. The facility will accommodate users from 75K SF to nearly 287K SF.

“The fundamentals of DFW industrial market remain strong as the Metroplex continues to experience substantial population growth,” Constellation partner Scott Ellerman said in a statement. “The logistical qualities of this facility provide door-to-door access to approximately 8 million residents within an hour’s drive.”

Constellation Rock Island Logistics Center will offer immediate access to Highway 161 and connections to tenants, labor and the metro’s consumer base.

Marketing and leasing efforts for the industrial center will be exclusively handled by Cushman & Wakefield’s David Eseke and Clay Balch.

The late Gene McCutchin purchased the land in 2000 as a long-term investment as he anticipated development progressing to the north of the Metroplex.

Dallas-based Talley Land Development bought more than 260 acres at 3497 Berend Road in Pilot Point for a future home development site. The company bought the land from the estate of Gene McCutchin. Younger Partners’ Ben McCutchin brokered the sale and represented both the buyer and seller in the transaction.

Provident Industrial purchased the fully occupied flex industrial building at 8225 Bent Branch Drive in Irving as a long-term investment. The nearly 251K SF property located just north of the Dallas Fort Worth International Airport supports operations for a national credit tenant.

Avilla Railhead homes will offer upgraded interior finishes, smart-home technology and EV friendly garages.

NexMetro Communities will open its 16th build-to-rent community in the Dallas-Fort Worth market this month as Avilla Railhead brings 211 luxury leased homes to Cleburne. The 20-acre Avilla Railhead community is located off Highway 67.

Carbon Cos. broke ground on the final two phases of The Links on PGA Parkway luxury multifamily development in Frisco. Located at 15950 Paramount Way, the new phases will deliver an additional 620 podium-style luxury units.

Mycon General Contractors hired Shannon Jones as senior director of field operations. Jones has more than 30 years of experience in the construction industry. Jones will lead Mycon’s field operations team, focusing on process optimization, workforce development and continuous improvement across all project sites.

Transwestern Real Estate Services promoted Kirk Kelly to co-managing principal of its Fort Worth office. Kelly will lead business development and recruitment efforts, deepen client relationships across the region, and continue his brokerage practice. Kelly joined Transwestern in 2010.

Elevate Windows and Doors appointed Phil Mahaney as its general manager. Mahaney has 29 years of experience in operational manufacturing in the window and door industry.

Lincoln Property Co. appointed Jennifer Lundmark as head of distribution and investor relations. Lundmark will oversee global capital raising and investor relations for Lincoln’s investment management division, Lincoln Capital Advisers. Lundmark joins Lincoln from Manulife Financial Corp.
