Future Of DFW Bank Construction: Fewer Banks, Smaller Footprints

The Dallas-Fort Worth market for bank branch construction is changing rapidly, with banks preferring a combination of fewer locations with smaller, more efficient footprints, JLL says in a new report.

In the past 10 years, the number of DFW-based bank branches declined 11% from 1,800 locations in 2010 to 1,600 today. In just the past year, the number of local branches declined another 2.7%, or by 44 locations in DFW.

“This is a slightly faster [drop] than the U.S. overall, which saw a 1.9% net decline,” JLL wrote in its bank update.

So what’s behind this rapid shrinkage in bank branch locations?

Banks are shifting to a new era in which they will be staffed by fewer tellers, while offering guests an open-site format that provides a minimal amount of private offices, booth-style stations for on-site advisers and a small general area, JLL notes.

One such example of this efficient footprint at work is JPMorgan’s newest Chase Bank branch near Klyde Warren Park in Downtown Dallas. The branch has no tellers and allows transactions to be completed through three ATMs on-site. To handle questions and other services, the site hosts a marginal branch staff.
