The Davis Cos. Sells 2 Fenway Apartment Buildings For $37M

A multifamily asset in Fenway has traded hands in a multimillion-dollar deal.

An entity linked to investment firm Egeria Group acquired a 93-unit apartment portfolio at 11-19 Peterborough St. and 19 Queensberry St. for $37.5M, according to public records. The seller in the deal was The Davis Cos

Boston Realty Advisors' Jason Weissman and Kevin Benzinger brokered the deal.

“These are iconic, generational properties in one of the highest barrier-to-entry markets in Boston,” Benzinger said in a statement. “Assets of this scale rarely trade in the Fenway, and this sale reflects the enduring strength of investor demand for well-located multifamily real estate in Boston’s core urban neighborhoods.”

The two four-story buildings' amenities include a laundry room, private patios, storage space, bike storage and package lockers.

The Davis Cos. has sold a couple of other Fenway apartment communities over the last decade. 

In 2024, the company sold an apartment complex at 100 Hemenway to Wingate for $36M. The property includes 50 units primarily rented to students and young professionals.

In June, Davis, in partnership with the Copley Group, sold a 55-unit apartment complex at 77-81 Park Drive to Plumbrook Capital Partners for $27M. The joint venture acquired The Park Gallery apartments in 2020 for $28.5M.

The Fenway neighborhood has been an attractive submarket for investment due to its low vacancy and the limited supply coming online.

As of the second quarter, the submarket recorded a 3.7% vacancy rate and has roughly 432 units under construction, according to Colliers.

Samuels & Associates acquired a development site at 60-80 Kilmarnock St. in January 2025 for $9M from Cabot, Cabot & Forbes and CIM Group. The developer won approval from Boston Planning for the 432-unit project a month later.

Davis has made 67 residential investments across 16 states comprising more than 15,000 units, according to its website. Notable Massachusetts properties include the 270-unit The Reserve at Burlington and the 253-unit 1515 Commonwealth Ave.

Egeria has been boosting its real estate presence in Boston in recent years, acquiring the 65-room The Whitney Hotel from Related Fund Management in 2023 for $57M. The firm also proposed a 12-unit apartment building in 2025 at 155 Charles St.
