Boston Real Estate Capital has proposed a 36-unit residential rental project at 55 W Fifth St in South Boston, SOBO Place.

The property would include 31 market-rate units, while five would be designated affordable, reports the Boston Business Journal. An auto body shop now occupies the site.

The property would be near the T Red Line Broadway stop and a block from Dorchester Avenue. That thoroughfare is currently the subject of a BRA redevelopment study, which maintains the corridor from Andrew Square to Broadway Station is experiencing market pressures to change from its traditional manufacturing and industrial uses to residential and mixed-use.
