Plans Were Filed To Add Two New Residential Buildings And Make Upgrades To An Existing Office Building In Roxbury.

The owner of a Roxbury office building is proposing to develop two multifamily buildings on adjacent lots.

The entity, 10 MX Owner LLC, filed plans Wednesday with the Boston Planning & Development Agency to renovate an existing office building near Nubian Square and add 140 units of housing.

The proposal was signed by attorney Derric Small. The individuals behind the entity that owns the property are Yonathan Halperin and Jacob Aaron Amsterdam-Vance, Universal Hub reported.

The entity bought the properties at 6-10 Malcolm X Blvd. and 80 Dudley St. for $13.5M in 2022, according to public deed records.

The developers plan to keep existing tenants, including the Social Security Administration, BlueHub Capital and Somali Development Center Inc., in the 34K SF office building.

"The proposed project is intended to enhance the Site and improve public realm, without the displacement of existing tenants and residents," the filing says.

The two new buildings would be developed on 27K SF of surface parking lots. One building that would face Malcom X Boulevard would include 115 units of new housing, and the other that would face Dudley Street would have 25 units as well as ground-floor retail and community space.

The developers didn't disclose how many units would be affordable, but there would be a mix of studio, one-, two- and three-bedroom units.

The planned improvements to the office building would include facade, landscaping, lighting and interior upgrades. The developers wrote that they informally met with members of the Roxbury community, including residents and business owners, about the project.

Roxbury has begun to see a slew of investment and development activity, with Nubian Square at the forefront. After its PLAN: Nubian Square was adopted in 2019, a number of major projects, including HYM Investments and My City at Peace's Parcel P3 development and Richard Taylor's Nubian Square Ascends, have been planned.
