Six Top Boston Projects Under Construction

About 65 projects—valued at $7B—are underway in a building boom unmatched in the past 150 years, says Boston Redevelopment Authority spokesman Nick Martin. The activity is "historic and monumental." Here are some of the larger ones.

1) One Dalton

TDC - $700M

Units: 175 condos +  hotel

Delivery: 2017

Developer: Carpenter and Co Inc

Architect: Cambridge Seven Associates and Pei Cobb Freed & Partners

The blocks around the Christian Science Center where Back Bay, Fenway and the South End meet had been long overlooked by developers. Soon it will have the city’s tallest residential tower. Carpenter & Co is building a 712k SF, 58-story high-rise with a Four Seasons hotel and luxury condominiums on the site bordered by Belvidere, Dalton and Saint Germain streets. Next door, the Pritzker Group of Chicago is building a mid-rise apartment building.

2) Burnham Building/Millennium Tower

TDC - $685M

Units: 442 + office, retail

Delivery: Q3 2016

Developer: Millennium Partners

Architect: Handel Architects

Millennium Partners has been filling up the commercial space in this project, but the watershed event will be the completion of the 625-foot residential tower. Finally, the excavation hole left by a prior development team that irritated so many Bostonians (including the late Mayor Menino) will be replaced by a luxury tower. Overall, Millennium has invested $1.5B in the Downtown Crossing neighborhood since 2001. As partner Richard Baumert tells us, when you find a great location, stick with it.

3) One Seaport Square

TDC - $625M

Units: 832 + 260k SF of retail/restaurants

Delivery: 2017

Address: One Seaport Square

Developer: The Berkshire Group, BGI and WS Development

Architect: Elkus Manfredi Architects

This mixed-use property will be a game changer for the Seaport thanks to its 260k SF of retail/restaurants. It’s the largest single project in the master planned $3.5B Seaport Square, a JV of Morgan Stanley and Boston Global Investors, which will have 20 buildings on 23 acres with 6.3M SF.

4) Brigham and Women's Hospital Building for the Future

TDC - $500M

SF: 442k SF

Delivery: Q3 2016

Address: 75 Francis St

Developer: Brigham and Women's Hospital

Architect: NBBJ

When it opens next fall, Brigham & Women’s will, for the first time, house under one roof clinicians and researchers dealing with neurological disorders.The hope: through easier, more frequent interaction, they’ll more rapidly discover new medicines and therapies. For instance, they'd like to develop one pill to treat some patients who now undergo multiple, time-consuming rounds of therapy.

5) 22 Liberty

TDC - $350M

Units: 111

Delivery: Q4 2015

Address: 22 Liberty

Developer: The Fallon CO and Mass Mutual

Architect: CBT

On Fan Pier, the super luxury condominium residences range from studio to three-bedroom with window walls of glass. When the building is completed later this year, it will boast the first homes sitting directly on the waters of Boston Harbor. The developers also built on Fan Pier the $900M HQ for Vertex Pharmaceuticals, among the early transplants from Cambridge.

6) VanNess

TDC - $315M

Units: 172, 232k SF offices, 200k SF of retail

Delivery: 2015

Address: 1325 Boylston St

Developer: Samuels & Associates

Architect: Elkus Manfredi

Just how confident is Samuels & Associates in the Fenway office market? It's got 232k SF spec office in the mixed-use complex. This couldn't have happened several years ago. The neighborhood once dominated by parking lots serving Fenway Park has had nearly $3B of projects in development bringing an outlying district into the downtown orbit. Over two decades, Samuels and its partners have invested about $2.3B in Fenway projects.
