3 Developers Submit Proposals For BPDA-Owned Site In Seaport

Three development teams have filed competing proposals for a city-owned site in the Seaport that once housed a seafood processing facility.

The Boston Planning & Development Agency offered up the 1.1-acre Parcel U at 7 Channel St., calling for commercial uses other than hotel or residential. The three proposals are focused primarily on life sciences, Banker & Tradesman reported

Marcus Partners and RISE Together's proposal calls for a 181K SF lab building that would include classroom space for training programs.

Lincoln Property Co. and Quaker Lane Capital proposed a 181K SF building: 167K SF of lab and office space, a 7K SF community training lab and a 6,570 SF café.

Beacon Capital Partners and the Boston Real Estate Inclusion Fund’s proposal called for a 292K SF office and lab building that would also include a 4,160 SF, ground-floor marine industrial use and an option for another two-story, 10K SF fire station.

The BPDA also asked all of the developers to include sustainability designs as part of the agency's decarbonization strategy for parcels owned and managed by the BPDA and the Economic Development and Industrial Corp. of Boston.

The site was home to a Stavis Seafoods processing facility but now lies unoccupied. The facility shut down after the company was fined for the death of a worker due to an ammonia leak in 2016. The site is next to the MassDOT Highway Operations Center and the Boston Redevelopment Authority.

Nearby at 7 Channel Center St., another 225K SF, nine-story office and lab building was proposed in June. This development is the final part of a decades-long transformation of the 7-acre Channel Center by Beacon Capital Partners.
