Affordable Housing Developer Plans $63M Newton Project: The Boston Deal Sheet

Beacon Communities has revived development plans at a West Newton site.

The Boston-based affordable housing developer is proposing to construct two buildings at 1314 Washington St. and renovate the former Santander Bank building on the property, Banker & Tradesman first reported. The project would total 72 income-restricted units and 25 parking spaces.

The developer expects the project to cost $63M and is seeking $4M from the city's affordable housing trust to help finance it.

Beacon signed a $9.7M purchase-and-sale agreement, under which the developer agreed to acquire the property by September 2027. The developer plans to pursue low-income housing tax credits to finance the project.

Construction is estimated to begin in 2028 and would take roughly 22 months.

Beacon's project is located near the West Newton commuter rail station and qualifies under the state's MBTA Communities Act, allowing for streamlined permitting. In 2022, Mark Development proposed a 50-unit mixed-income project on the site, Wicked Local reported, but the project never broke ground.

SALES

Synergy and Axonic Capital acquired a 21-story office tower at 265 Franklin St. for $116M, according to public records. The seller was Clarendon Group, which had purchased the property in 2006 for $170M.

The tower is home to tenants including McCarter & English, Ares Management, Cerity Partners and the Greater Boston Chamber of Commerce. Clarendon invested roughly $18.6M in base building capital improvements and another $26.5M in tenant improvements.

Brookfield Properties acquired a vacant Cambridge tower for $1, along with assuming its remaining $232M in debt, the Boston Business Journal reported. The seller, Leggat McCall Properties, overhauled the building into 422K SF of Class-A office space in 2024, but it failed to lease up.

Equus Capital Partners acquired Centech Park North in Shrewsbury for $75M, according to public records. NorthBridge Partners developed the 300K SF, two-building campus, completing it in 2023. The campus is 100% leased to tenants in the life sciences, advanced manufacturing and commercial services sectors.

An entity linked to Barings acquired the Peabody site of a Boston Children’s Hospital campus for $62M, the Boston Business Journal reported. Barings entered into a sale-leaseback agreement with the hospital. The lease covers 114K SF at the property.

Nuveen acquired a 90K SF Shrewsbury shopping center for $56.7M, the Worcester Business Journal reported. The Lakeway Commons plaza is anchored by a Whole Foods and is located at 193 Boston Turnpike. AEW Capital Management was the seller in the deal

LEASES

Cambridge Health Alliance renewed its 75K SF lease at Combined Properties’ 195 Canal St. in Malden. The company will stay at least another 10 years at the location. Cresa’s Paul Delaney and Carter Swaebe represented the tenant.

Cummings Properties secured two leases with Integrated Behavioral Care and Bedford Family Law totaling 6,770 SF at Bedford Woods. Bedford Family Law is taking up 2,270 SF, and Integrated Behavioral Care signed a 4,500 SF lease. Cummings’ Mike Truesdale worked with Integrated Behavioral Care on its lease.

Collegium Pharmaceutical signed a 40K SF lease at DivcoWest’s 1.1M SF One Lincoln office tower. The firm will occupy portions of the 11th and 12th floors. The pharmaceutical company is relocating from 100 Technology Center Drive in Stoughton.

Newmark’s Gil Dailey and Dave Martel represented DivcoWest, and Avison Young’s Justin Dziama and Connor Hayes represented Collegium Pharmaceutical.

FINANCING

The Fessenden School campus in Newton.

MassDevelopment issued an $11.7M tax-exempt bond on behalf of The Fessenden School. The bond will be used to build and equip a 19K SF dining center on the school’s Newton campus. Construction began in June 2025 and is expected to be completed this summer. The bond was purchased by J.P. Morgan.

PERSONNEL

Marcus & Millichap’s IPA Capital Markets division hired Ryan Demadis as managing director in its Boston office. Demadis specializes in ground-up construction and structured transactions. He has closed more than $1B in debt and equity financing. Before joining the IPA Capital Markets team, Demadis worked at Northmarq for over a decade.

CONSTRUCTION AND DEVELOPMENT

Dorchester Bay Economic Development Corp. and Preservation of Affordable Housing broke ground on their $50M Columbia Crossing development in Dorchester, the BBJ reported. They will redevelop the site of the historic Dorchester Savings Bank into a 48-unit apartment building. The project will also include a 3,500 SF space for the Design Studio for Social Intervention.
