McHenry Row's $40M Apartment Complex To Debut In September

McHenry Row's next wave of apartments will wrap up in September, the latest residential complex to debut in Locust Point.

Porter St. Apartments will offer studios, one- and two-bedroom apartments with a pool and water views, said Mark Sapperstein of 28 Walker Development. Rents, which will be determined in about 30 days, will include parking and utilities, Sapperstein said. The units will feature large windows, stainless steel appliances and a patio.

Built by Kinsley Construction, the $40M residential project will be the latest addition to the massive 20-acre development that houses offices, retail and other apartments. Known for its all-day breakfast and homemade pop tarts, Iron Rooster will open a 7K SF restaurant in August. Harris Teeter, Samos Greek Island Grill and Diamondback Brewing Co. are among the current shops.

McHenry Row also is getting a 128-room hotel. Construction on the Courtyard by Marriott will begin in November and wrap up in a year's time, Sapperstein said.

Offices at McHenry Row

The project's third phase will include a 60K SF office building that has already been leased up before its November groundbreaking, Sapperstein said. The company will announce the office leases in a couple of weeks. Comcast, Under Armour and Maryland Auto Insurance Fund are among the companies that already have offices at McHenry Row.

"When office workers leave, then the residents come. It's busy day and night, which is good for retail," Sapperstein said.

The former working-class neighborhood of Locust Point benefits from its proximity to the Inner Harbor, Fort McHenry and highways, and Sapperstein is not the only developer taking advantage of that. War Horse Cities and the Bozzuto Group are constructing 47 brick-and-concrete townhomes at 1520 Beason St., near Tide Point, Silo Point condos and Fort McHenry. The public grand opening for Alta 47 will be in September. The purchase price for the three-bedroom, four-story homes is still being finalized.

The library lounge at Anthem House

War Horse, Bozzuto and Solstice Partners are developing Anthem House II across the street from the first Anthem House as a lower-priced option for younger professionals.

The $10M, 52-unit apartment building will consist of studios and two-bedroom apartments when it is completed spring 2018. The five-story building, which began construction in April, is built on a former parking lot and incorporates two townhomes on Fort Avenue and Big Matty's Diner. A new restaurant will replace the former diner.

The first residents moved into the 282-unit Anthem House I in June. The project's swanky amenities include a library lounge, a rooftop park and an infinity pool. A craft beer and coffee-focused restaurant called Amber will open in the $100M luxury apartment building this fall. The build-out of the retail and public spaces in the building takes its cues from the hotel industry.
