The developer of the apartment and office complex at 2 Hopkins Plaza says it will deliver 182 luxury apartment units in the complex’s residential tower Q2 2017. It’s the newest apartment dwelling in downtown Baltimore, which has witnessed a boom in multifamily developments.

Berman Enterprises VP Kevin Berman says the Rockville developer will apply for a building permit this summer for the apartments, named 2 Hopkins, which will include 330 parking spaces and 10k SF of retail and restaurants. Rental rates haven’t been determined yet for the studio, one- and two-bedroom units.

The plans have not yet been filed, Kevin says, and the economic viability of the development hinges on an accurate property tax assessment from 2015.

The residences will occupy floors 11 to 21 of the 22-story building while the first 10 will be dedicated to the US Army Corps of Engineers. The General Services Administration said last month that the US Army Corps has signed a 15-year lease for 2 Hopkins Plaza, starting in 2018. GSA will move 600 employees from 10 South Howard St, taking 143k SF.

Residents will enter 2 Hopkins on the first floor while office tenants will enter through the ground-floor lobby after passing security, Kevin says. The building will  get new plumbing, HVAC and other mechanical upgrades, but the exterior will remain the same.

Brown Craig Turner Architects will pursue designation from the National Register of Historic Places, Kevin (above) says. The building was once home to PNC Bank, which moved to 1 East Pratt St in 2012. Berman bought the building at auction last fall.

Amenities at 2 Hopkins will include an indoor dog park, concierge, fitness room, bike storage and clubroom. Another perk will be the soaring views of the Inner Harbor skyscrapers, rooftops and landmarks. The units will incorporate granite countertops, stainless steel appliances and other high-end materials.

Berman Enterprises also acquired 10 Hopkins Plaza (pictured on left) during the auction and plans to turn the vacant 25k SF building into retail, restaurants and either office or residential. It was once home to Kaiser Permanente.

2 Hopkins is the latest apartment building to hit the market. In Downtown Baltimore, the former Central Savings Bank will soon house 24 apartments while Somerset Development Co is proposing 62 units for Bolton Hill.

Bozzuto Group, War Horse and Solstice Partners are bringing 282 units to Locust Point next spring. The city has nearly 1,500 apartment units under construction, according to the Downtown Partnership of Baltimore’s latest development report.
