A Marietta-based developer is planning a huge mixed-use project with more than 500 apartments nearly an hour north of Atlanta.

Lynwood Group filed plans to build 558 apartment units, 73 townhouses, 13,500 SF of office, 16K SF of restaurants and 8,600 SF of retail, according to a Development of Regional Impact application filed with the Georgia Department of Community Affairs. The site of the proposal is between Georgia Highway 92 and Old Highway 92 in the southwest portion of Cherokee County.

The development, dubbed Woodworth Main, is projected to be completed by March 2030, according to the application. The Community Affairs Department evaluates projects that will have a regional impact on infrastructure.

“The proposed development is consistent with the county’s Southwest Cherokee area plan, which had this area designated for mixed-use development,” said Park Huff, an attorney with Sams, Larkin & Huff who is representing Lynwood in its rezoning efforts with Cherokee County.

Cherokee County Planning Division Manager Catherine Long confirmed via email to Bisnow that Lynwood submitted a preliminary rezoning application for the project.

When asked about whether Lynwood’s vision for the parcel fits with the county’s vision for the southwest Highway 92 corridor, which borders Cobb County, Long said, “We are in the early stages, so there is more to review.”

Huff said Lynwood, which has the 40-acre site just outside of Acworth under contract with multiple property owners, targeted the property because it sits across the highway from an industrial complex that is home to many jobs.

“The site plan is preliminary, and the very first part of the whole process is going through the DRI process,” Huff said. “There will be a lot of dialogue for the planning of this project.”

Cherokee County officials adopted a revised land-use plan for the Southwest Cherokee area in 2019 that sought to include more mixed-use and residential developments. Earlier this month, the Cherokee County Board of Commissioners approved a plan by Grand Communities LLC to rezone 34 acres 2.5 miles east of Lynwood’s proposed development to allow for a 44-townhome subdivision, the Cherokee Tribune reported.

Lynwood Group, led by Woody Snell, former chairman of the Council for Quality Growth, has several projects planned in the metro area, including a redevelopment of a former Kmart retail center in Acworth with 500 apartments and a hotel called The Logan, the Atlanta Business Chronicle previously reported.
