This Week's Atlanta Deal Sheet: Atlanta Engineering Firm Reaffirms HQ Space

The consulting and engineering firm renewed 27K SF at Holcomb Woods Business Park, a four-building, single-story office park off Holcomb Bridge Road in Roswell, some 20 miles north of Downtown Atlanta. Cresa principals Andy Roberts and Brooks Morris and Managing Principal Joe Grace brokered the deal for PM&A.

The renewal comes two years after the landlord, Dilweg Cos., purchased Holcomb Woods from RexxHall Realty and implemented a $4M capital improvement project.

LEASING

Hospitality concept operator 200 Peachtree Group is opening two new concepts at its 200 Peachtree St. building: SKOL Brewing Co. and Valhalla Social. SKOL is a 5K SF craft brewery and Nordic eatery venue set to open this winter, while Valhalla Social will be a 15K SF ax-throwing entertainment venue.

PERSONNEL

Savills appointed Vice Chairman David Rubenstein as the brokerage firm’s market leader for Atlanta, replacing Chris White, who is stepping down but will remain active as an office tenant representative.

Rubenstein joined Savills in 2016 and represents companies such as law firm Jones Day, Colonial Pipeline, Rooms To Go and Inspire Brands.

Former industrial park near Chosewood Park neighborhood slated for more than 700 apartments.

DEVELOPMENT

A former industrial park is getting razed to make way for 734 apartment units. Local engineering firm J. Lancaster Associates filed an application with the city of Atlanta to develop the project on 15 acres at 510 Sawtell Ave. in South Atlanta, just outside of the Chosewood Park neighborhood.

The project, whose developer was not revealed in the application, also is slated to add 48K SF of retail and amenity space and a five-story parking deck for 1,200 vehicles.

Atlanta-based The Trillist Cos. is proposing a new 42-story apartment tower at 1138 Peachtree St., the parking lot that fronts Crescent Avenue and 13th Street. According to the proposal heard by the Midtown Development Review Committee this week, Trillist plans 301 residential units atop a 121K SF office building.

Fayetteville-based Scarbrough & Rolader Development, under the moniker LDO Coweta, is applying with the Georgia Department of Community Development to develop a five-building, 2.1M SF warehouse campus at 847 Walt Sanders Road in Newnan. According to the application, buildings collectively called Amlajack Industrial Park will range from 224K SF to 834K SF and deliver by 2030.
