Co-living startup Common is opening two new locations in New York, including its first in Queens.

Common Cornelia, in the Ridgewood neighborhood of Queens, is a three-story brownstone with 18 bedrooms divided into six suites of three beds. Common Lincoln, in the Prospect-Lefferts Gardens neighborhood of Brooklyn, will contain 17 bedrooms across two adjoining buildings. Bedrooms will rent for $1,700 a month at Common Cornelia and $1,400 at Common Lincoln, each with 12-month commitments.

Common is one of a handful of co-living ventures expanding at a rapid clip to both meet strong tenant demand and gain market share while co-working giant WeWork has pressed pause on expanding its WeLive operation.

Although Common has diversified its offerings recently in Boerum Hill, with a larger development mixing private apartments with its communal setups, Cornelia and Lincoln are a return to its roots of communities small enough to allow members to connect with all of their housemates.

Common Cornelia will offer members a backyard and rooftop patio, and Common Lincoln residents will receive discounts to the restaurant on the first floor of the building.

Common's model bets on lower rent per apartment — although the units are more expensive per square foot — and community engagement to sell prospective tenants on a more open living experience that some compare to adult dorm life.
