This Week's NY Deal Sheet

Samson Klugman's Quality Capital and Leo Tsimmer's Caerus Group just purchased two East Village buildings that once housed the Parisian-style club La Belle Epoque for $60M.

827-829 and 831 Broadway (pictured) belonged to designer Howard Kaplan for 35 years before the off-market deal. Together the buildings cover 36.5k SF, with another 30k SF of air rights, 75 feet of frontage on Broadway, and a bit more on East 12th Street. Each building has two floors of retail and two floors of rentals. Klugman told The Real Deal that the main draw was the 10k SF of prime retail space on Broadway right near Union Square, though he wouldn't say what he plans to do with the space. He said the retail potential alone is worth the price.

EXECS

The Association for a Better New York has appointed Angela Sung Pinsky to serve as its executive director. Angela’s experience includes serving as REBNY’s SVP for management services and governmental affairs, where she helped improve communication and procedures between private-sector firms and governmental agencies. She acted as REBNY’s lead on building code, real property regulations, sustainability and energy, and federal issues that impact New York City real estate.

Margarita Irizarry has joined Skanksa’s NYC office as director of equal employment opportunities and affirmative action. Margarita’s 20-year-plus human resources career includes her most recent role at Johnson & Johnson, where she served as a senior manager for global equal opportunity compliance.

Avison Young has hired Arielle Herzfeld as senior director of marketing for the firm’s Tri-State operations. Arielle previously held senior jobs at DTZ’s NYC office and at Grubb & Ellis, where she oversaw marketing, PR and business development efforts. In her new role, she’ll report directly to Tri-State head Arthur Mirante and the firm’s Tri-State managing directors: Mitti Liebersohn in New York City, Jeffrey Heller in New Jersey, Sean Cahill in Fairfield/Westchester and Ted Stratigos in Long Island.

RKF has announced a round of promotions. Beth Rosen’s been promoted from VP to EVP. Beth joined RKF in 2001 and her recent notable deals include repping Tomas Maier in its lease at 407 Bleecker St, and repping the ownership in a deal to bring Bonobos to 95 Fifth Ave. Brandon Eisenman’s been promoted from managing director to VP. Brandon’s been with RKF since 2005 and has repped landlords that have included Extell, SJP and Solow Building Corp. Ross Berkowitz and Jackie Totolo have both been tapped for the role of managing director from the rank of senior director. Ross joined the firm in 2007 as a college intern, and the list of landlords he’s repped includes SL Green, Acadia Realty Trust and The Durst Organization. Jackie’s been with RKF since 2007, and her deals include repping Pret A Manger in finding 19 locations.

SALES

Bronstein Properties picked up 86-02 Park Lane South and 84-05 108th St, two multifamily buildings in Woodhaven, Queens, for $20M. The seller was Michael M. Lee & Co. Amit Doshi of Besen & Associates was the sole broker in the deal.

104 Audobon Ave., a six-story, 45k SF mixed-use building in Washington Heights, sold for $11.6M. HPNY’s Ivan Hakimian and Eli Scharf repped the buyers, E&M Associates and Treetop Development. The seller was Baxter 18 Realty Co.

A 6k SF mixed-use building with eight rental units at 116 Bedford Ave in Williamsburg sold for $5.2M. Brooklyn Standard Properties was the buyer (BSP’s Benji Kohn and David Manheimer, shown above). Cushman & Wakefield’s Brendan Maddigan repped the seller, FAO Corp.

Okada Acquisitions bought the 4k SF commercial space at 148 W 24th St, for $3.4M. Barcade is the tenant. The seller was Guru State. No other parties were involved. Okada plans to keep Barcade in place with its existing long-term lease.

LEASES

Dentsu Aegis Network signed a 57k SF expansion lease at 150 East 42nd St. DTZ’s Adam Ardise and Richard Bernstein repped Dentsu Aegis. CBRE’s Scott Gottlieb, Brian Dooley and Rocco Laginestra repped the landlord.

Tate’s Bake Shop has signed a 37k SF lease for warehouse and distribution operations at 220 Roger’s Way in Westhampton Beach, Long Island. Rechler Equity Partners’ Ted Trias brokered the deal.

Situation Interactive signed a 13k SF lease at 469 Seventh Ave. Colliers’ Bob Tunis (snapped at his office last year), Eric Ferriello and Lenny Gazda repped the tenant. Colliers’ Eric Meyer and Marty Meyer repped the landlord.

CRE startup TheSquareFoot leased itself a new 4,500 SF office at 48 West 21st St. It subleased the fourth floor from SiteCompli for a five-year term in the mid-$50s PSF. Each party repped itself.

Dayang Trandz, a Chinese menswear company, signed a 4k SF lease for showroom and office space at 539-545 Fifth Ave. Asking rent was in the mid-$50s. TheSquareFoot’s Justin Lee repped the tenant and Cushman & Wakefield's Adam Nelson repped the landlord, The Moinian Group.
