Thor Equities has closed on a 40k SF retail and residential building in Harlem for $23M, its fifth Harlem acquisition in 15 months.

The building at 215 West 116th St consists of 39 apartments and about 5,500 SF of retail split into six commercial units. Upper East Side psychiatrist Ilana Kochen was the former owner, and Besen & Associates’ Lynda Blumberg, who brokered the deal, told The Real Deal the building had been “on and off the market for practically 10 years.”

Thor has also purchased 526 West 111th St, 17 West 125th St, 98 Morningside Ave and 556-566 West 126th side, all rental buildings, over the last year and a half.

Thor plans to hold the buildings for the long term, apparently banking on the effects Columbia’s planned $7B, 17-acre campus in Morningside Heights will have on the area.
