Survey Says: Amenities Matter

71% of you told us luxury amenities are necessary to the success of student housing projects. Gilbane Developments Bob Gilbane (above, between his colleague Phil Leach and Transwesterns Pete Larson) tells us his latest project is the renovation of a 1926 historic structure in Richmond, Va. Amenities include a Netflix studio, yoga studio, tanning rooms, fitness studio, art gallery, 4,000 SF clubhouse, and lounges on each floor with fireplaces. But EDGE Realty Capital Markets principal Mart Martindale thinks core amenities are only critical in suburban locations; an appealing pedestrian area with restaurants, bars, and gyms within walking distance can replace amenities within the project. And one respondent pointed out that only a certain percentage of students can afford Class-A apartments, so there needs to be a range of product.
