Buzz on the BOMA International Expo floor continued today, where we snapped BOMA Cornerstone Partner Waste Management's Joseph Greer, John Ceplo, John Turner, Steve Bregman and Heath Woods.

They were chatting about the firm's ENSPIRE business intelligence platform, which allows clients to analyze waste, energy and water data, simplify reporting, convey insights and view sustainability-related data in a centralized, web-based dashboard. Then the clients are able to take that information and provide it to entities like the US Green Building Council and others who might need data for certifications and other programs.

We promised we wouldn't bore the thyssenkrupp booth with our favorite elevator puns again (the BOMA Cornerstone Partner has heard them all). Instead, the firm's Rick Bonds, Joel Wooley and Brien Montera tell us they're currently installing the elevators in Capital One's new headquarters building in Tysons, VA. It's going to be the tallest building in Northern Virginia.

At the Technology Pavilion, Yardi was talking about its mobile-enabled Smart Energy Suite, which helps clients manage costs, consumption and sustainability initiatives. For instance, it enables clients to understand their risk when it comes to oil, gas and electricity, then Yardi can help the client contract with an energy supplier to save money and improve budgeting and forecasting.

We also bumped into the folks from Electronic Tenant Solutions (ETS) while we were on the Technology Pavilion. It's the leading, single-source provider of web-based property management applications that address operations, communications, risk management, leasing and marketing, reservations and energy.

"People have a propensity for smartphones, and you can educate them and get more mileage out of what you'd like to achieve for your building by using web-based apps," says its president & CEO, Ian O'Neil (in tan jacket). Earlier in the day, he presented an educational session on technology and proactive tenant engagement.

The team from AlliedBarton, which contracts security guards, was excited to pitch its ambassador program. Described as "security with a smile," these guards who work in office buildings and high-end retail are equally trained in customer service, VP of marketing Alan Stein says.

Alan (second from left, with colleagues Brandon Davis, Karen Kleskie, Jim Gorman and Jim Smolarski) notes emergency preparedness is a growing trend in security services for commercial buildings. AlliedBarton, a BOMA Cornerstone Partner, provides drills, safety seminars and webinars to building owners and tenants.

"Especially in today's day and age, it's not only managers, but we're also seeing tenants of the building wanting to play a larger role in emergency situations," Alan explains. "It's everybody's responsibility."

Traveling from sunny San Diego, Carla O'Dell, Jaina Christianson and Tami Dalber are from Carleton Management, an owner and developer of office, residential, industrial and retail properties. 

They came looking for innovative ideas for energy savings and green buildings, as well as any creative amenities they can add to their buildings.

Brian Quarles and Shauna Carter had a much shorter trip, coming from Alexandria, VA, and St. Mary's County, MD. They work for the GSA as director and deputy director of the Potomac Service Center

"Our focus is energy-saving initiatives that can reduce operating costs," Shauna tells us.
