    Chicago's Next 5 TODs of the Future

    The trend of "parking-lite" residential development seems to be taking off in Chicago, two years after a city zoning ordinance paved the way. These sites are typically steps away from a train station and within a pedestrian-oriented district with a lot of foot traffic and shopping destinations, such as Division Street in Wicker Park or Lincoln Avenue in Lakeview. Here are five TOD projects in the works that have been approved by the City Council, according to Peter Strazzabosco, the deputy commissioner of planning and development.

    1. 1515 W Haddon St

    Location: 1515 W Haddon St

    Developer: Mark Sutherland

    CTA Stop: Division Blue Line

    Estimated Number of Units: 45

    Estimated Cost: $8M

    1515 W Haddon St sits just a few steps farther from the Division Street Blue Line Station than 1611 W Division, and takes advantage of the same location benefits. Scott Rappe, the principal of Kuklinski + Rappe Architects and a former committee chairman with the East Village Association, which approved of the TOD at 1611 W Division St and the 1515 W Haddon St development, predicts land values immediately around the Polish Triangle will rise to reflect the opportunities there.

    2. 2211 N Milwaukee Ave

    Location: 2211 N Milwaukee Ave

    Developer: Property Markets Group

    CTA Stop: California-O’Hare Blue Line

    Number of Units: 115

    This property will sit on a once-vacant lot on a blighted stretch of Logan Square's Milwaukee Avenue. Construction costs for the project, which would be one of the neighborhoods biggest new developments, have not been reported.

    Location: 3400 N Lincoln Ave

    Developer: Centrum Partners

    CTA Stop: Paulina Brown Line

    Number of Units: 36

    Estimated Cost: $10M to $15M

    Context: This rental building is being planned for an empty lot adjacent to a popular retail and residential district and CTA stop. Planned features include a green roof and an electric car recharging station, according to developers.

    4. 720 N LaSalle St

    Location: 720 N LaSalle St

    Developer: Mac Management and Magellan Development Group

    CTA Stop: Chicago Red and Brown Lines

    Number of Units: 298

    Estimated Cost: $90M to $95M

    Formerly the site of a Howard Johnson hotel, 720 N LaSalle St is slated to become an apartment tower with 12K SF of retail space and an 8k SF public park.

    Location: 1237 N Milwaukee Ave

    Developer: LG Development Group

    CTA stop: Division Blue Line

    Number of Units: 58

    Adding to the Polish Triangle TOD hub, this seven-story development would include 13k SF of retail space.
