Sunny Isles Investor Buys A Garden-Style Party

Two garden-style Homestead apartment communities are getting new local ownership. An unidentified buyer from Sunny Isles Beach purchased Homestead Gardens, a 104-unit apartment project at 15451 Southwest 288th St, and Homestead Gardens II, a 46-unit community at 527 South Flagler St. The sales price: $8.5M, or more than $56k/door. The seller was a partnership from Canada. "Due to the lack of available midsized apartment complexes in Miami-Dade County, investors are seeking assets outside of the core market," says Marcus & Millichap's Felipe Echarte, who brokered the sale with Evan Kristol and Harrison Rein.
