Ocean Terrace Gets Its Overlay District

With the blessings from the City of Miami Beach Commission for a new Ocean Terrace Overlay District, Sandor Scher's independent development firm now must face the scrutiny of the Historic Preservation Board for its revisioning of the historic Miami Beach neighborhood. That should occur before year's end. The new zoning for the block of aging retail and hotel properties limits building height to 235 feet for residential buildings, and 125 feet for hotel developments, and aims to bring a mixed-use development to the area. Sandor, who is also with Claro Development, previously told us he plans to preserve the historic Broadmoor and Ocean Surf Hotel, while maintaining the scale of the area.
