Transwestern: Development Update

Florida’s industrial market, and in particular its primary driver, Miami-Dade County, is in healthy shape with much development underway. Transwestern senior managing director Walter Byrd (here with business partner Ben Eisenberg) warns, however, that it’s a controlled development because of a lack of available sites. The barrier, of course, is bodies of water on either side of the market, but the growth and absorption continue at a steady pace, while rental rate growth also remains steady. Walter predicts this good news to continue for the next three years, as international trade continues to stay strong. This is despite the fact that Brazil and Argentina are dealing with stagnant economies, and that Cuba’s future is now optimistic but uncertain. The bottom line: Walter is bullish on this market.
