Mixed-Use Dania Pointe Development Nears Construction Start

With demolition and clearing of its 102-acre site almost complete, South Florida’s new Dania Pointe mixed-use lifestyle center continues toward its official Phase 1 groundbreaking.

The new, master planned community will be comprised of shops, restaurants, residences, hotels and offices. It will enjoy tremendous visibility and accessibility along I-95, passed by 325,000 cars each day.

Upon completion, Dania Pointe will be a comprehensive community serving tri-county South Florida with almost 1M SF of retail containing 100 national and local retail tenants and restaurants, complemented by up to 500k SF of Class-A office space, 1,000 luxury rental apartments and condos, and two signature hotels.

With more than a dozen unique restaurants and entertainment venues, Dania Pointe seems perfectly positioned to become the place to be in Greater Fort Lauderdale.

The development replaces the old wooden roller coaster and amusement park on I-95 in the City of Dania Beach, just south of the Fort Lauderdale International Airport.

“We are striving to create an active and thriving town center atmosphere unlike any other in the market, a new and different kind of meeting place for residents and the millions of visitors coming from the airport and seaport,” said Kimco Realty Corp’s Southern region president, Paul Puma, the project's developer.

Dania Pointe’s Phase 1 groundbreaking is slated for January, while its opening is anticipated late 2017.

Dania Pointe’s Phase 2 (rendered above and below) will introduce spacious pedestrian plazas with shade structures, water elements and ample outdoor seating, creating an environment like a city within a city.

The architecture blends styles and materials to create an exciting and eclectic community. With the change in shopping trends, "experience is the word of the day in retail, and it is something that shoppers have come to expect in all types of centers,” according to Shopping Center Business.

Phase 2, construction on which is expected to begin in 2017 as Phase 1 nears completion, is defined by its open-air atmosphere.

Centered on a massive LED video screen, the hotel plaza offers a park-like setting for performances, special events and relaxation. Shops, restaurants, kiosks and entertainment venues line the perimeter.

Dania Pointe is 20 minutes from the upscale communities of Weston and Plantation to the west; Fort Lauderdale and Pompano Beach to the north; and Hollywood and North Miami Beach to the south.

“By turning shopping ‘inside-out’ in an open-air environment, we are aiming to maximize the potential of Dania Pointe’s prime location,” Paul said.
