Boot Barn Expands Headquarters, Leases 116K SF In Irvine Co.'s Spectrum Terrace

Western apparel retailer Boot Barn is growing in Orange County.

Western wear retailer Boot Barn is expanding its office footprint and is taking up some major space at The Irvine Co.'s Spectrum Terrace next year. 

The company, valued at $2.6B, will take over a full building at the campus formerly leased by software companies Alteryx Inc. and Kajabi through subleases, the Orange County Business Journal reported. The new space measures 116K SF. 

The new headquarters will be 37% larger than Boot Barn's current 85K SF office at the Lakeview Business Center, also owned by The Irvine Co.

“As we continue to grow, our Store Support Center, based in Irvine, requires a larger space,” Boot Barn CEO Jim Conroy told the OCBJ. 

Boot Barn’s subleases run until March 2027, when Kajabi and Alteryx’s leases end.

It is unclear if Boot Barn will sign a direct lease and stay in the building after the subleases expire.

In June, Orange County had roughly 4.5M SF of sublease office space available, almost twice the pre-pandemic total, according to Avison Young data cited by the OCBJ.
