Three Downtown Deals

Small leases are chipping away at Downtown LA's vacancy, as evidenced by three new tenants that the Swig Co signed at its creative office building at 617 W Seventh St. The forensic accounting firm HSNO, multimodal transportation planning firm Alta Planning + Design, and the nonprofit Center for Sustainable Energy each took 2,200 SF. CBRE's John Zanetos, Mark O'Brien, and Chris Penrose repped the landlord. Swig bought the 12-story, 211k SF building, constructed in the 1920s as the world HQ of the Union Oil Co, in 2011. At left is the building's historic lobby, featuring its famous checkerboard floor and gold leaf paneling.
