Makeover of Historic Boyle Heights Sears Complex Moving Forward

Developer Izek Shomof, who acquired the historic Boyle Heights Sears complex in 2013, plans to reposition the behemoth retail-warehouse structure as a residential mixed-use development. He's best known for overhauling Downtown LA’s Title Insurance Building and the Omni King Edward Hotel.

Located at 1387 S Boyle Ave, this 10-story, 1.8M SF adaptive reuse project will include 1,030 live/work units, some of which will be limited to artists, artisans and designers; about 99k SF of ground-floor retail; and 250k SF of creative office space, according to Curbed. The existing, 250k SF Sears store, which has a 90-year lease, will remain part of the complex.

The project has already received preliminary approval from a city zoning official. This allows the developer to take advantage of several city density incentives, as well as community benefits, including a shuttle running between the property to the Gold Line Metro Station, street widening and upgrades to traffic signals.
