DCG Fulfillment, a family-owned third-party logistics company, leased 190K SF in the Inland Empire city of Fontana, California.

DCG will occupy space at 13481 Valley Blvd. The building offers cross-dock loading, about 5K SF of office space and 35 dock-high doors. It is part of a larger, 600K SF warehouse development.

"With vacancy in the Inland Empire below 1%, options for tenants are few, and we were pleased to secure this prime distribution location for the company," Newmark Executive Managing Director Mark Kegans said in a statement.

Kegans and Newmark Executive Managing Director Ron Washle represented DCG in the transaction.

The landlord was not disclosed, but public records show that the property is owned by an entity connected to Hawaii-based James Campbell Co. The company owns industrial properties across the country, including eight others in California.

Newmark put Q2 2022 Inland Empire industrial vacancy at 0.8%, earning it the distinction of the lowest vacancy in the nation. Just under 40M SF of industrial real estate is under construction there, a record high for the red-hot market.
