High-Tech Manufacturing Firm Leases 60K SF In Chatsworth

Machina Labs has leased 60K SF in Chatsworth to expand its manufacturing business.

Machina, which uses artificial intelligence and robotics in its advanced manufacturing, was already headquartered in Chatsworth and wanted to grow its footprint. Machina has previously won contracts with the U.S. Air Force to refine processes that would speed up the making of sophisticated plane parts. 

Lee & Associates-LA North/Ventura principals Erica Balin and Scott Caswell represented Machina Labs in its search and in the transaction for the property at 20559 Prairie St., where it signed a five-year lease.

The property includes heavy power and the ability to increase to a higher voltage, according to a release from Lee & Associates.

The new space will allow Machina Labs to expand its manufacturing facility, resulting in a three-fold increase in production, the release said. Machina is expected to move into the property in the second quarter of this year. 

The landlord is Lainer Investments.

The San Fernando Valley industrial market had a 1.5% vacancy rate at the end of 2023, according to Colliers. Absorption for Q4 2023 reached a net negative 100K SF.
