Kilroy Realty has leased 72.5K SF at the Del Mar Corporate Centre to biopharmaceutical company Halozyme Therapeutics for its new corporate headquarters.

Halozyme will be relocating and consolidating from three buildings it occupies in nearby Sorrento Valley, according to Cushman & Wakefield. Cushman Executive Managing Director David Odmark, a member of the firm’s National Life Science Tenant Representation Group, represented the tenant in the long-term lease. Halozyme will move in before the end of the year. 

PEOPLE

The lawyers of Pircher, Nichols & Meeks LLP have joined Holland & Knight’s ranks and will make up its new Century City office. The partner group joining Holland & Knight includes Stevens Carey, John Irons, William Jackson III, David Packer, Ariel Robinson, Michael Scheinberg, Eric Shortz and Jennifer White.

Newmark Merrill Cos. promoted Greg Giacopuzzi to vice president of leasing and development. Based out of the company’s Woodland Hills corporate headquarters, Giacopuzzi will oversee leasing across the existing Newmark Merrill portfolio and supervise a team of in-house leasing professionals, as well as pursue business development and acquisition opportunities. 

FINANCING

Marcus & Millichap Capital Corp. has arranged $9.9M in financing for a 52-unit multifamily property at 13907 Oxnard St. in Van Nuys, California. Built in 1964, the two-story property measures 44K SF. First Vice President Ronald J. Balys secured the financing.

The BelleVarado Studios in Echo Park

SALES

Nonfiction entertainment studio XTR bought the BelleVarado Studios for $8.63M. The roughly 25K SF freestanding studio and office property sits at 601-611 North Alvarado St. and 2103-2127 Bellevue Ave. in Echo Park. The studio will function as XTR’s new headquarters and include production and postproduction facilities, a soundstage, recording studio and offices. JLL’s Nicole Mihalka and Caitlyn Ross represented the seller, PAME 22 LLC. Maisonre’s Craig Ekedahl and Julie Spiker represented XTR.

Optimus Properties purchased Temple KT, a seven-property portfolio of apartment communities with a total of 91 units, for $21.3M. The properties are in Koreatown and Echo Park. The seller of the portfolio is an undisclosed family trust. The properties, which range from eight to 30 units, were constructed between 1945 and 1991. Rick Raymundo and Philip Rodgers of Marcus & Millichap represented the seller.

Dunleer purchased two industrial outdoor storage properties for a total of approximately $13M. The properties at 4404 West First St. in Santa Ana and 10027 Artesia Blvd. in Bellflower are the first for Dunleer, which plans on “aggressively adding to its portfolio” of industrial outdoor storage assets in the next 18 months in key Western U.S. locations.

Brookfield Residential is selling its newest neighborhoods in Orange County: Terra, Luna and Cira, known together as The Landing at Tustin Legacy. These three neighborhoods offer a total of 400 homes and are the latest homes at the former Tustin Marine Corps Air Station, now the 1,600-acre Tustin Legacy master-planned development.
