Gov. Jerry Brown signed bills last year, including AB 2442, to make changes to the statewide Density Bonus Law.

The changes went into effect Jan. 1.

Under the law, developers are allowed to exceed some zoning restrictions in exchange for making affordable housing part of their developments.

AB 2442 now allows more types of housing to qualify for density bonuses as long as the low-income housing is set aside for 55 years, Urbanize LA reports.

The law requires developers seeking the bonus to set aside 10% of total units for veterans or the homeless. Building 10% of units for foster children in transitional housing also counts under the law.

Such projects will qualify for the standard density bonus and receive an added density bonus of 20% of the total number of reserved units.

There were also changes to AB 2556, which requires replacement units in density bonus projects to have at least the same number of bedrooms as any units being replaced. [ULA]
