7 Must-Watch Projects Opening In SoCal In 2021
It's a cliché to say that 2020 threw a wrench in most people's plans, but for CRE, it certainly holds true. Developers and many projects faced construction delays resulting from following public health precautions to keep workers safe.
Despite all the year's hurdles, there are still projects opening across Los Angeles: apartments, cultural institutions, mixed-use complexes. This mix of seven projects across the city with anticipated openings in 2021 includes adaptive reuse, ground-up construction and museums. It provides a snapshot of some of the things to look forward to in the coming year.
Miracle Mile is adding another museum to its roster. The Academy Museum of Motion Pictures is slated to open in September 2021. The architecture of the new institution is eye-catching, with starchitect Renzo Piano and executive architect Gensler restoring a former May Co. building and constructing a glass orb behind that building.
The museum’s opening date has been pushed back a number of times and was previously expected to open in the spring of 2021. A release from the museum leaders said the coronavirus pandemic was to blame for the latest schedule change.
Developed by Relevant Group, the Thompson Hotel is poised to add another hospitality outlet to Hollywood, which was on a roll before the pandemic hit. The Thompson will open on Wilcox Avenue between Sunset Boulevard and Selma Avenue, in a corner of Hollywood that is home to other Relevant Group projects, including a planned hotel next to the Dream Hotel, a revamp of the Citizen-News building as event space and restaurants.
The 11-story Thompson Hotel is designed by Steinberg Hart with construction by Suffolk. Just around the corner on Selma, west of Wilcox, Relevant’s 212-room Tommie Hotel is also slated to open in 2021.
Kurve on Wilshire
Kurve on Wilshire is a $300M project on the eastern edge of Koreatown, where it meets Westlake. The glassy, undulating tower overlooks Lafayette Park. Designed by Large Architecture, the 23-story building will include 644 apartments, a full roster of amenities and 15K SF of ground-floor retail space.
Developers Jamison Properties and Hankey Investment Co. expect a spring 2021 opening for the building. Jamison has roughly 1,800 units coming online in the coming year, including 206 apartments in an adaptive reuse project just a few blocks west at 3540 Wilshire.
The Arts District’s transformation from an industrial hub to a high-end creative enclave soldiers on. The site of a former cold storage facility in the Arts District is on its way to becoming the home of a sleek new office building. Denver-based Continuum Partners is the developer of the four-story structure, which will also include ground-floor retail space and parking. Occupancy is expected in early 2021.
The office component of Kilroy Realty’s On Vine complex is already complete, but the tallest portion of the complex, the residential tower, won’t be ready for residents until 2021. Pre-leasing is expected in Q1 2021. The project’s 300K SF of office space was fully leased before it was even finished. Netflix will be the sole tenant.
The former Case Hotel building on Broadway and 11th Street has undergone an incredible transformation. Developer Kor Group and architect Omgivning have turned the 13-story building into a 148-room hotel, including suites, restaurants and a rooftop. The adaptive reuse building was originally designed by architects Curlett and Beelman in 1926. The hotel is slated to open in 2021.
The Ivy Station project from Lowe Enterprises is directly next to the Culver City stop on the Expo Line. The project includes a five-story office building, a 148-room hotel and 200 apartments. HBO will occupy all of the available office space at Ivy Station and will move its LA corporate headquarters to the complex from Santa Monica.
Ivy Station is across the street from an under-construction office building where Apple will occupy all available space and stands a short walk away from Culver Studios, where Amazon Studios will take up more than 500K SF.
