Sage Plaza In Uptown Doubles Down On New Leases Ahead Of Renovations

CBRE inked two deals, totaling 63K SF, to bring new tenants to Sage Plaza, a 531K SF building in the Uptown/Galleria submarket.

Insgroup leased 43K SF, represented by JLL's David Bale. Legal Access Holding Co. leased 20K SF, represented by Colliers International's Jay Kyle. CBRE's Jason Presley and Debbie Wilson represented the building's owners, Granite Barnhart Sage Plaza.

The owners of Sage Plaza have recently upgraded the outdoor seating area and added a new fitness center. The landlord is in discussions with architects to enhance the aesthetics and programming of the building lobby and common areas, though no plans have been put in place.

The building's owners are looking to leverage the property's proximity to one of Houston's most successful mixed-use projects, BLVD Place. That asset's new owner, Whitestone REIT, recently added a six-story, 137K SF building with 46K SF of retail below 91K SF of office space of its own.
