After three years of being fully leased, Pearland Town Center, a 1.1M SF mixed-use lifestyle center in the Pearland suburb south of Houston, is expanding its office offerings by building a 48K SF office building for a yet-to-be-named national credit tenant. By the end of Q3 2020, two 9.5K SF spaces will be available for lease in the new office.

Opened in 2008, Pearland Town Center has established itself as a powerhouse suburban center with big-box retailers Dillard’s, Macy’s, Dick’s Sporting Goods and Barnes & Noble each operating on-site. Over 80 fashion retailers and specialty stores also operate in the project. The project also includes 50K SF of office, 234 multifamily units and a 110-room Courtyard by Marriott.

Evergreen Commercial Realty’s Lilly Golden represented CBL, the co-owner and manager of Pearland Town Center, in the deal. NAI PartnersGriff Bandy and Joe Bright represented the tenant.

Golden said office tenants like Pearland Town Center for its walkability and access to restaurants, shops, Class-A apartments and a Marriott hotel.
