Class-A Office Space Comes To Houston’s Galleria, River Oaks District

Houston needs all the top-shelf office space it can get. The Houston area added the third-most jobs among U.S. metro areas between February 2018 and February 2019, data from the Bureau of Labor Statistics shows. Tech companies in particular have been drawn to Houston thanks to the area’s reasonable cost of living and access to affordable tech talent

Even some Palo Alto, California-based companies have chosen to open Houston offices, and as companies continue to move down south, the city will need to build more high-quality spaces that mirror the workplaces Silicon Valley businesses have at their headquarters. 

One new building striving to meet these needs is 4411 San Felipe St., located in the heart of Houston’s Galleria and River Oaks District. Developed by DC Partners, this mixed-use building offers 77K SF of Class-A office space above more than 17K SF of high-end retail space.

“We know firsthand how tough it can be to find office space in this area,” said David Batement, senior vice president of NAI Partners, which is representing DC Partners for the leasing of 4411 San Felipe. “When we were looking for a Houston office, we needed 20K SF and we found very few options that met our needs.”

When tenants and guests pull up to 4411 San Felipe, they will be greeted by a valet who will take their car, so they won’t have to scour the parking garage for a space. They can enter straight into the lobby’s modern architecture, designed by HOK, including the high ceilings with floor-to-ceiling windows that boast unobstructed views of the Downtown area. 

The building also offers a fifth-floor outdoor terrace that lets tenants experience views of the surrounding area and Houston weather without ever having to step outside the front door.

Crystal Allen, a retail broker with Transwestern who is representing the retail space, added that along with the impressive architecture and amenities, one of the best perks of this building is its convenient location. 

“4411 San Felipe is surrounded by some of the most dynamic and exciting shopping areas in Houston, just a stone’s throw from the River Oaks Shopping District,” Allen said. 

The building has immediate access to Interstate 610 both northbound and southbound, allowing for an easy commute from anywhere in Houston or the surrounding suburbs. 4411 San Felipe tenants are just a five-minute walk away from Starbucks, PJ’s Coffee, Liberty Kitchen and Oysterette, Hopdoddy Burger, Toulouse Cafe and more.

“This project is filling a need that this particular submarket has been lacking,” Azuike said. “Large companies looking to expand into this area of Houston have always found it difficult to find Class-A space that is large enough to suit their needs, and 4411 San Felipe is the answer.”
