North Houston's New Office Mecca: Valley Ranch Commerce District

The Signorelli Co is gearing up development of Valley Ranch Commerce District, a 70-acre office development at the Grand Parkway and Highway 59 near Kingwood. Transwestern VP Greg Tilton (here pointing out Valley Ranch for you) will handle leasing. He says the project is unique in its flexibility for prospective tenants, from building and floor-plate size to property amenities. Signorelli is prepared to really customize work environments for each user.

We snapped Signorelli CEO Danny Signorelli. The Commerce District will be a great cost alternative to The Woodlands and is only 15 minutes from IAH and 12 minutes from The Woodlands. It’s slated to include single- and multi-tenant buildings that could total 1.5M SF of office space, a full-service hotel, and conference facilities. It’s part of the 1,400-acre Valley Ranch master-planned community, which will include a grocery-anchored retail center within walking distance to the office park. (Greg thinks that’ll set it apart; few mixed-use office projects around town are served by full grocers.) Valley Ranch has a lot more development to come, including medical, residential, retail, and entertainment.
