DCT Northwest Crossroads is officially in the dirt. We snapped DCT leasing/project management coordinator Sarah Lawson, regional VP Justin Bennett, senior property manager Kristin Murillo, senior project manager Dave Lawrence, and director of leasing Will Hedges on the 38-acre site it owns on Windfern between Gessner and Fallbrook. Phase 1 is a 385k SF cross-dock facility; it’ll deliver in November. Next year, the firm will start Phase 2, a 336k SF cross-dock building. (None of them brought shoes appropriate for playing in the dirt.)

Will broke down the four key draws for the park: Its access to and visibility from Beltway 8, lower opex because it’s in a MUD with low leverage (0.42 mil rate) and Freeport tax exemption, and flexibility. DCT can divide this first building down to 60k SF. Will tells us he’s seeing lots of potential leasing activity, especially from larger users over 100k SF.
