Carson Cos' Big Pipeline

Carson Cos is hitting on all cylinders—managing director Dan Zoch tells us the firm’s Houston holdings just crossed the 4M SF mark, he’s knee deep in development at Northwest Crossing Industrial Park, just acquired land in Northwest and Southeast Houston, and is selling Bayport Distribution Center. That’s Carson’s first disposition since entering Houston in 2006; Dan says it’s just hit the end of its investment time period. HFF has the 563k SF listing.

IDV is handling construction at Northwest Crossing, where three spec facilities and one BTS totaling 300k SF are slated to deliver in Q1 ’15. Dan says the park features a unique mix of crane-served and dock-high institutional product. (He feels the institutional divisible dock-high market is underserved.) He doesn’t have any tenants locked in but says there’s been lots of interest from users of all sizes. Ten acres remain available for additional BTS at the park. With the new land buys, Carson has over 50 acres available in the Northwest and Southeast submarkets that Dan tells us it will support more than 1M SF of future development.
