This Week's Houston Deal Sheet

A sign of the holiday season is atop The Sophie at Bayou Bend, the seven-story, boutique mid-rise condominium near Memorial Park. 

Atlanta-based Stolz Partners placed a 10-foot pine tree on the roof of the luxury residences in recognition of the topping out of the project. Construction began in May 2017. The price for a unit there begins at $1.6M.

The Sophie, which is 60% sold, offers large, single-level floor plans that range from about 2,800 to 5,200 SF. Each unit provides spacious, flexible living space, 10-foot ceilings and large windows. 

“The design inspiration for the project began by looking at art, architecture and fashion icons throughout history that have come to represent a 'classic contemporary' style that is timeless," said Mirador Group principal Jerry Hooker, who is responsible for the building's design. “Icons like the Chanel little black dress and classic New York apartment houses of Rosario Candela and Robert Stern gave way to the inspiration behind the architecture, interiors and landscape architecture. Even the name, The Sophie, stems from the word ‘sophistication.'” 

The residences also boast private, covered terraces that come equipped with summer kitchens, grills and fireplaces. Dog doors and in-floor drainage for pet pads are also available.

On-site amenities include a resistance pool, a fitness center with a virtual yoga studio, a private lounge, private garages, a dog park and 24/7 concierge and porter services. Additional services available include housekeeping, dog walking, dry cleaning, car maintenance, personal trainers and in-home chefs. The project is being marketed by Sudhoff Cos. 

The developer, Stolz Partners, is also developing Giorgetti Houston, a boutique mid-rise in Upper Kirby. The condominium project celebrated its topping out earlier this month. Both projects are expected to deliver in winter 2019. 

EXECS

John Moody Sr. will resign as chairman of the West Houston Association Jan. 1.  He has spent nearly 40 years advocating for better infrastructure in the Greater West Houston area. During his time, the association has spearheaded efforts to improve flood control, higher education, mobility and public-private cooperation.

Amy Nicholson and Micki Washington joined the interiors leadership team at HOK's Houston Studio. The two will work closely with Director of Design Jim Halloran. Nicholson will serve as director of interiors, while Washington will be regional leader of workplace for HOK’s Gulf Coast region.

Alexis Tarca has been promoted to operations manager for Avison Young's Houston office. She will manage operational activities including staff management, financials, marketing and general operations for Houston. She has been with the company nearly five years and, in her most recent role, served as the practice group coordinator. She worked to streamline communications and efficiencies related to business development initiatives through the company.

An undisclosed local buyer purchased Klein Church Plaza, a 23K SF retail property located at 5258 Louetta Road in Spring. Marcus & Millichap’s Nate Newman represented the buyer.

The Chiang Family Trust purchased a 14K SF, single-tenant retail building at 1180 Clear Lake City Blvd. in Clear Lake. Walgreens has occupied the property since 1998 and has more than nine years remaining on its net lease after a renewal last year. HFF's Ryan West and Charles Strauss represented the seller, Lister Property Co.

An undisclosed buyer purchased a 23K SF industrial property at 10425 Southwest Plaza Drive in Houston. The asset sold for $2.2M. Marcus & Millichap’s Thomas Costello and Michael Lea represented the seller, a private investor.

An undisclosed buyer purchased a 43-acre land tract at the northeast corner of FM 529 and Katy Hockley Cutoff Road in Katy. Lee & Associates' Reed Vestal and Taylor Schmidt represented the buyer. Clay & Co.'s Amy Silvey represented the seller, FM 529 Cut Off Ltd.

Wells Fargo Business Park in north Houston

LEASES

Several new and existing tenants signed leases at Wells Fargo Business Park, a 104K SF flex business park located in north Houston, driving occupancy to nearly 98%. New leases totaling more than 30K SF signed in less than 60 days include Amish Cabinets of Texas, Baked Popcorn, Infratel, DynaQual, Light My Safe and Treasures for Less. NAI Partners' Lesley Rice and Andy Parrish represented the owner, NAI Investment Fund.

Tidal Wave Auto Spa inked a 44K SF lease at Stableside at Falcon Landing, near the intersection of Gaston Road and Falcon Landing Boulevard in Katy. NewQuest Properties' Austin Alvis represented the landlord in-house. Don White & Co. Realtors' Chris White represented the tenant.

Harris County renewed a 30K SF lease at 15311 Vantage Parkway West. Richard Maloof represented the landlord, Hartman Income REIT. Bellinger and Suberg LLP represented the tenant. 

DEVELOPMENT

Riverway Properties has completed Thompson Court, a 16-unit townhouse project on Thompson and Allen in the Washington Avenue Corridor in Houston. Construction began in December 2017. Riverway Homes serves as the general contractor. Construction financing is provided by Bank of Houston, Independent Bank and Texas Capital Bank.

Johnson Development's Kore Deaville, Sylvia Morgese, Doug Goff, Jerry Ulke, Haley Peck and Heather Ping celebrated Harvest Green being named a Quality Planned Development by the West Houston Association.

THIS AND THAT

Harvest Green received the Quality Planned Development seal by the West Houston Association. The recognition is presented to master-planned communities recognized for high-caliber design standards and amenities. Harvest Green is Houston's first master-planned community to be centered on a working farm. Homes in the community are priced from $240K. Past recipients have included Cross Creek Ranch in Fulshear, Cinco Ranch in Katy and Towne Lake in Cypress.
