This Week's Houston Deal Sheet

Team Rubicon, a nonprofit that unites the skills and experiences of military veterans with first responders, leased an 8K SF warehouse at 2710 Reed Road in Houston. The organization will use the space to rebuild 100 homes destroyed during Hurricane Harvey.

"In order for Team Rubicon to fulfill its commitment to Houston-area residents impacted by Hurricane Harvey, it was imperative we invest in a space that would allow us to store and distribute equipment as well as organize and train volunteers and staff for the work that lies ahead," Team Rubicon Senior Construction Manager David Venables said.

Stream Realty Partners’ Matteson Hamilton and Jeremy Lumbreras represented the landlord, Interstate Commerce Center, in the 284K SF expansion of McLane Global in North Houston. CBRE’s Patrick Rollins represented McLane Global.

JLL’s Lesa French represented Étoile Academy, a new Houston charter school, in signing a 13K SF lease at 6600 Hornwood Drive in Houston. The tuition-free, college-preparatory charter school will open in August. The school plans to grow one grade level per year for the next four years to eventually serve fifth- through eighth-grade students in an approximately 48K SF facility. Avison Young’s Jonathan Cohen, Sam Hansen and Doug Pack represented the landlord, Ardenwood Group.

Levey Group executed a 48K SF, 63-month lease with Omnisource United inside Northwest Place Industrial Park. CBRE’s Joseph Smith represented Levey Group while Avison Young’s Jeff Lindenberger and Foundry Commercial’s Mark Scott represented Omnisource.

Marcus & Millichap’s James Bell and Keith Lloyd completed the sale of Chase Bank Building, a 45K SF office property in Humble.

An undisclosed buyer has purchased 4.7 acres at 20325 West Road in Cypress. Amandeep Singh of Retail Solutions represented the buyer. Jeff Turboff of Prime Capital Corp. represented the seller.

VB Uniti Investments and Pearland Hospitality purchased 1.2 acres and 1.8 acres, respectively, in Shadow Creek Ranch, Pearland, from CCAC Sam’s Shadow Creek. NewQuest Properties’ Brad Elmore, Bob Conwell and Austen Baldridge represented the seller.

Flix Brewhouse, Harvest Green

Flix Brewhouse is slated as the Hub’s first entertainment anchor. Flix’s founder plans to build and lease the cinema-brewery on a portion of the new 300K SF entertainment, dining and retail destination at Grand Parkway and West Airport Boulevard. The planned Flix Brewhouse is the chain’s new prototype theater, comprising 38K SF and nine auditoriums.

Houston‐based developer Vista Equities Group broke ground on a major expansion of University Commons, a new retail and lifestyle center at Sugar Land’s Telfair community off Interstate 69. Encompassing 108K SF, Phase 2 of University Commons will occupy a 12.8-acre site directly across University Boulevard from the 155K SF first phase, which is 95% leased and 90% open. Delivery of Phase 2 is anticipated for tenant build-out in December.
