Local Investors Buy Second Westheimer Office Building: The Houston Deal Sheet

Geirin LandPark Westheimer bought an eight-story, 131K SF office building at 5858 Westheimer Road out of special servicing.

This is the second purchase in the area for the Houston-based buyers, which include LandPark Advisors and last year bought a 245K SF office building at 2603 Augusta Drive.

The 5858 Westheimer building was built in 1981 and is 47% leased. The Class-B asset includes a 300-space parking garage and surface parking. The new ownership plans to upgrade the lobby and common areas and create move-in-ready spec suites. 

“Our plan is to modernize 5858 Westheimer and integrate it into the broader amenity package underway at 2603 Augusta,” LandPark Advisors founding partner Bill McGrath said in a news release.

The purchase creates a two-building portfolio of highly visible buildings along a key stretch of Westheimer, McGrath said. 

Management and leasing will be handled by LandPark Commercial. JLL Capital Markets’ investment sales and advisory team, led by Rick Goings and Dawson Hastings, represented the special servicer seller. 

SALES

MDH Partners acquired a Class-A, nine-building portfolio of light industrial assets totaling 563K SF. The portfolio included two buildings at 7220 N. Sam Houston Parkway W. and seven buildings at 3403 N. Sam Houston Parkway W. In the Northwest Houston submarket along Beltway 8, the portfolio is 94% leased to 26 tenants. 

Georga Rowe led the acquisition for MDH. Stream Realty Partners will lease the portfolio.

The United Way of Greater Houston purchased a 52K SF building at 350 S. Loop 336 W. in Conroe. The building is more than double the size of its current facility in The Woodlands.

The United Way plans to move into the new building early next year. Its current facility at 1600 Lake Front Circle in The Woodlands is on the market. The move will bring the United Way closer to ZIP codes with higher concentrations of households experiencing challenges of being employed yet asset-limited and income-constrained.

DeRosa Capital 20 Houston purchased a 92-room Home2 Suites by Hilton at 705 N. Sam Houston Parkway E., near George Bush Intercontinental Airport. The hotel was built in 2019 and has an outdoor pool, fitness center, business center and complimentary airport shuttle.

Marcus & Millichap’s Skyler Cooper had the exclusive listing on behalf of the seller, XE Hospitality, and procured the buyer. The transaction received additional support from Chris Gomes, Allan Miller and Raj Patel of the Miller-Gomes Hotel Team.

Constellation Post Oak

Constellation Real Estate Partners sold Constellation Post Oak, the two-building, 424K SF industrial property it developed and completed in 2023. LBA Realty purchased the property at 14942-15012 S. Post Oak Road.

Constellation Real Estate Partners acquired the land in partnership with a real estate fund advised by Crow Holdings Capital in March 2022. The project was designed by Powers Brown Architecture and Langan Engineering. One cross-dock building is 303K SF, and the other front-load building is 121K SF.

Nathan Wynne of CBRE represented Constellation. LBA Realty represented itself. Constellation is now looking to acquire land for more industrial development across the U.S. 

LEASES

W-Industries leased a 242K SF building in the Champions Park Business Center to accommodate the growth of its electrical manufacturing operations. Jason Dillee, Joseph Smith and Gregory Holmes of CBRE represented the landlord, while Wes Williams of Colliers represented W-Industries.

The climate-controlled space will serve as a dedicated facility to produce low-voltage switchgear products, enabling W-Industries to keep pace with high-volume orders and meet future demand.

This adds to W-Industries’ footprint in the Houston area. It opened a facility in Hockley last year. 

CONSTRUCTION AND DEVELOPMENT

Houston-based Vita Group and Miami-based BI Group, one of Central Asia's largest developers that recently established a U.S. presence, are partnering on a boutique townhouse community development in the Galleria area.

The Winford, at 5821 Winsome Lane, will have 26 four-story, for-sale townhomes ranging from 2,800 SF to 3,400 SF. Prices will range from $815K to $985K. Completion is expected in the fourth quarter of 2026. 

Each home features three to four bedrooms, 2.5 to 4.5 bathrooms and an attached two-car garage. All homes have private entries and are elevator-ready. 

“We saw a clear demand in Houston for homes that provide privacy, space and style, without giving up proximity to the city’s best amenities,” BI Group USA CEO Olzhas Ayazbayev said in a news release.

Veranda Dellbrook

Design firm KTGY announced the completion of Veranda Dellbrook, a single-family build-to-rent community developed in partnership with Empire Homes. The 182-home community is at 23823 Cumberland Ridge Drive in the Dellrose master-planned community in Hockley. 

Veranda Dellbrook has one-to-four-bedroom residences, each with private yards. Amenities include a pool, a fitness center, green space, a dog park and a pet spa.

OHT Partners and a Crow Holdings fund began construction on a 336-unit apartment community at 16200 State Highway 3 in Webster. Units will range from one to two bedrooms and from 690 SF to 1,070 SF. Features will include smart technology for doors and thermostats, a coworking space, a fitness center, package lockers, a 3,500 SF dog park and air-conditioned corridors. 

The project team includes Meeks & Partners, Quiddity Engineering, United Structural Consultants, MEP Delta Design, Ellie Aiello Interiors and KFM Engineering & Design. Construction is slated to finish in the third quarter of 2027. 

This is OHT Partners’ 18th development in the Houston area. It recently expanded its Houston leadership team, naming Jackson Simons as principal of real estate and Thomas Terwilliger as principal of construction.

Howard Hughes announced the opening of 1 Riva Row, a 13-story residential development in The Woodlands. Featuring the community’s first penthouse residences available for lease, the 268-unit property offers 49 floor plans from studios to three-bedroom flats, as well as ground-level two-story townhomes with private entries. 

Amenities include a sky lounge terrace, a sports lounge with a golf simulator and billiards, a two-story fitness center, and bike and kayak storage. 

Howard Hughes Communities, owner and developer of 1 Riva Row, partnered with a project team that included design architect Allford Hall Monaghan Morris, interior designer Mars Culture, landscape architect TBG and general contractor Hoar Construction. The property is managed by Morgan Group.
