Angler Lays Houston's First Trilytics Concrete Slabs: The Houston Deal Sheet

Angler Construction is building two industrial facilities totaling 154K SF in North Houston, utilizing a concrete slab system that reduces carbon emissions and promotes environmental responsibility.

Angler is using Trilytics slab for Buildings 8 and 9 in IDI Logistics Development’s Central Green Business Park at the intersection of Hardy Toll Road and Central Green Boulevard.

Angler said these are the first Trilytics slabs in Houston, and their use should increase flexibility and durability while minimizing curl and environmental impact.

Naples, Florida-based Trilytics focuses on construction solutions that increase load-bearing capacity while maintaining cost-effectiveness and promoting sustainability, according to its website.

Buildings 8 and 9 are slated for completion in the second quarter of 2026. 

PEOPLE

Kirksey Architecture hired Justin Winchester as partner and managing director in its collegiate practice. Winchester has more than 20 years of experience and joins Kirksey from Page, where he was principal and academic director.

SALES

A Fort Worth-based investor sold a 300K SF, 17-building industrial park on 16 acres at 15100 Lee Road in Humble. The property is at the Beltway 8 and Interstate 69 interchange.

The seller was represented by Jared Pinto of Newman Kelly Real Estate, who generated seven offers and procured the buyer, an out-of-state industrial investor. The property is about 72% leased. The buyer has a robust capital expenditures budget and plans to renovate the park.

Woodmont Industrial Partners sold a 15-acre industrial site in Pasadena to Dallas-based Constellation Real Estate Partners, which plans to develop a 240K SF distribution center. 

Woodmont acquired the site in partnership with development and design firm Adler Cos. in January 2023. Woodmont planned to open an industrial facility in 2024, but it sold the land and development plans to Constellation, according to the Houston Business Journal. 

The property is at 2555 Genoa Red Bluff Road in Pasadena. The transaction closed on June 23 with Joseph Smith, Ed Frantz and Patrick Rollins of CBRE representing Woodmont and Adler.

CenterSquare Investment Management acquired the Commons at Harper’s Preserve, a 22K SF retail center in The Woodlands. The property is 91% leased to a mix of tenants, including Dunkin', Little Caesars and Next Level Urgent Care, with 53% national tenancy.

BKM Capital Partners, a Newport Beach, California-based institutional fund manager specializing in multitenant light industrial real estate, acquired two Texas portfolios totaling 750K SF for $90M. The transactions include two properties in Southwest Houston that BKM bought from Fort Capital for $29.5M. 

The 131K SF Southwest Business Park houses 22 units in three buildings, while Stonecrest Business Center features 17 units in five buildings totaling 112K SF. BKM plans to break up three large suites in these properties into seven smaller units. 

BKM acquired the Houston portfolio in partnership with BMA Capital Corp. CBRE represented the sellers. Brett Turner, with support from Charlie Farmer, handled negotiations on BKM’s behalf.

LEASES

Miba, a manufacturer of hydrodynamic bearings and precision components, leased 40K SF at Sens Road Business Park at the intersection of Sens Road and Spencer Highway in La Porte. The company was represented by Jason Scholtz and David Falcon of Colliers. The landlord, Clay Development and Joe Swinbank Family LP, was represented by Chase Spence and Ben Condara of Colliers.

ABB Inc., a company that provides electrification and automation solutions, renewed its 37K SF office lease at 12808 W. Airport Blvd. in Sugar Land. The landlord, Boxer Property, was represented in-house by Trey Miller. 

CONSTRUCTION & DEVELOPMENT

Texas-based Edison Equity Residential and Arctrust closed on a joint venture to develop a 165-residence community for people 55 and older in Montgomery, north of Houston. Serenova Concierge Communities at Woodforest will include 133 upscale one- and two-bedroom apartment homes and 32 private villas with attached garages. Its amenities will include concierge services to help with reservations, travel arrangements, in-home needs and social planning. 

Construction is scheduled to break ground this month. The first residents are expected to move in by November 2026. The project is being delivered by a team of Houston-area firms, including The Clerkley Watkins Group for architecture, Kathy Andrews Interiors for interior design and The Brownstone Group for construction.

FINANCING

BridgeInvest closed on a $40.5M refinancing for Ravella at Sienna, a 292-unit multifamily community in Missouri City. The property built in 2019 is 92% occupied. 

BridgeInvest is the lender for the loan sponsored by an entity owned by Orion RE Holdings and Sabal. Way Capital was the broker.

JLL Capital Markets arranged $107.8M in financing for Adler Real Estate Partners’ latest industrial acquisitions, including $29.6M for a shallow-bay portfolio in Houston.

The portfolio includes eight light industrial buildings in Houston's Energy Corridor and The Woodlands and totals 276K SF. The JLL Capital Markets team representing the borrowers included Melissa Rose, Jack Britton, Joshua Barker, Jovi Rodriguez and James Lovell.
