New Ritz-Carlton Hotel & Residences Coming To Post Oak

Houston’s first Ritz-Carlton residences will rise in a 44-story tower on Post Oak Boulevard, the developers confirmed Wednesday.

This adds a second Ritz-Carlton branded condo project to the lineup in the Houston region before the project in The Woodlands is complete.

Houston real estate firm Deiso Moss and Cleary Interests are collaborating with Marriott International to debut The Ritz-Carlton Hotel & Residences at 2120 Post Oak Blvd., a spokesperson shared with Bisnow. A timeline for the project was not disclosed. 

The Post Oak site is where Deiso Moss had in 2022 announced plans for a 43-story mixed-use tower. That project never materialized, but the site now has an almost-completed sales center, according to a filing with the Texas Department of Licensing and Regulation. 

Plans for the building include 154 hotel rooms and 114 private residences. Residents will have access to 27K SF of owner-only amenities, a private motor court, lobby and elevators, as well as access to 50K SF of The Ritz-Carlton Houston amenities. The residences will start at 2,200 SF.

It is conceived for Houston’s world-class residents, its future, and the generations who will look to Houston not only as the energy capital of the world, but as a place of refinement, culture, and enduring excellence.”

This project comes amid the runaway success of the Ritz-Carlton Residences in The Woodlands, which was more than half sold shortly after breaking ground last year, Howard Hughes Director Brandon Hinman said at a Bisnow event.

“The average blended price per SF is much farther north than $1,500 per SF,” Hinman said in November. “At 70% sold, we’re sitting at about $330M of sales revenue.”

That project is the first Ritz-Carlton-branded standalone residences in Texas. It is on 8 private acres on Lake Woodlands, within Howard Hughes’ master-planned community.

Houston has seen an uptick in luxury-branded condo development as well-off empty nesters fuel demand.

Transwestern Development Co. plans to include condos operated by Auberge Resorts Collection at The RO, its mixed-use development at West Alabama Street and Buffalo Speedway. The RO location, known as The Birdsall, set to include 105 hotel rooms and 44 condominiums, is scheduled to open in 2027.

Satya Inc. is developing the first purely residential St. Regis-branded project in Texas between Memorial Drive and the Buffalo Bayou. More than 40% of the 90 units planned for the 38-story tower were sold as of March, pushing the developer to reconfigure the design plan and unit layouts. 

IBC Bank, which provided $255M in construction financing for the St. Regis Residences, is optimistic about the high-end luxury brand condominium market in Houston, IBC Houston Chairman and CEO Jeff Samples said.

“Houston's population continues to grow,” Samples said. “You've got the aging baby boomers that are looking to maybe downsize, even though it's still an expensive product, but they are looking to get out of their 10K SF house in River Oaks and still want to be in the area.”

The Post Oak Ritz-Carlton project is designed by Pickard Chilton in collaboration with Ziegler Cooper Architects. Rottet Studio is designing the interiors. Harvey Cleary is handling construction.  

The private residences are represented and marketed by Redeavor Group, with private previews commencing later this year.
