Mixed-Use Development Coming To Historic Silo Site In West Houston

Moody National Development broke ground on Silo Springs, a 346-unit apartment community that will integrate the historic Shadowdale grain elevators.

The silos will be a focal point of a 17-acre mixed-use development at 1235 Shadowdale Drive, north of Interstate 10 near Beltway 8 in West Houston. Silo Springs is the initial phase of a decadelong development at the site, according to a press release from Moody National Cos. and Arch-Con Corp., the general contractor for the phase.

Future phases include 80K SF of retail, multifamily and possibly an office and boutique hotel component. Moody purchased the property in December 2022, according to a spokesperson.

“Since we purchased this parcel, the size of five downtown city blocks, we partnered with our design, development and construction team to find the most optimal integration of the silos as a significant feature of the development,” Moody CEO Brett Moody said in a statement.

The developers plan to cut pedestrian walkways through the silos to connect from retail on Westview Drive to retail on the ground floor of the Phase 2 structure, which will include a high-end multifamily building called Silo Villas. 

“We also plan a water feature within the silos, creating an active art installation set in the middle of the development,” Moody said. “We view this parcel like a lady-in-waiting whose debut, after a decades-long wait, has finally arrived.”

Phase 1 includes the ground-up construction of Silo Springs and a refresh of the historic silos with paint, lighting and signage. 

Silo Springs, designed by PVEDI and Stantec, will have five stories of apartments, totaling 364K SF, with one-, two- and three-bedroom layouts. The wrap-style project is designed around a 165K SF, six-story parking garage.

Arch-Con previously collaborated with Moody on projects including Village Towers, the 250K SF mixed-use office development housing Moody’s headquarters. 

“We are eager to work with Moody National Companies again,” Arch-Con Senior Vice President Michael Vaughn said in a statement. “This high-end wrap project will be a stunning addition to West Houston and integrating the silos into the design will be a significant draw to the development.”

In other silo news this week, the 130-foot historic rice silos at 10031 Hempstead Highway in Spring Branch East were brought down, the Houston Business Journal reported. The 17-acre parcel is owned by John Beeson's Beeson Properties-KNA Partners, which plans to sell it.

Selling the land wasn’t part of the original plan, but “everything is for sale at the right number,” Drew Beeson told the HBJ.
