Castle Hill Partners Starts Development Of Master-Planned Community Near New Caney

Castle Hill Partners is developing a 1,373-acre residential community along the recently completed northeast section of Grand Parkway near Lake Houston Wilderness Park and New Caney.

The master-planned community, dubbed The Trails, will include more than 2,000 homesites, an expansive amenity village, land for a future elementary school and 600 acres of contiguous undeveloped land for recreational use, according to a news release.

The development is coming to a part of the Houston metropolitan area experiencing significant growth. The Lake Houston area grew by more than 44,000 residents, or 15.2%, from 2016 to 2021. 

Students living in The Trails would attend Huffman Independent School District schools. Campuses in that district total about 3,600 students, the news release says, but that enrollment could triple within a decade, as the district expects about 6,000 additional students by the 2032-2033 school year.

The development follows the completion of new infrastructure, as the Grand Parkway segment in the area opened last year. The community will be at Plum Grove Road, for which an expansion heading north into the community is scheduled to start later this year.

“The timing has always been to coincide with the opening of the northeast section of the Grand Parkway,” Tiffany McMillan, vice president of asset management at Castle Hill Partners, said in the release. “Our immediate accessibility to employment centers, recreation and shopping conveniences is certainly one of our big selling points.”

Builders in The Trails include Chesmar Homes, Coventry Homes, Lennar Homes, Village Builders and Westin Homes. Each is expected to open a furnished model and move-in-ready homes by spring 2024. The community will open 254 homesites in its first phase. 

Community amenities will include multiple pools, nature-themed playgrounds, a splash pad and a bermed seating area for outdoor concerts. It also will offer space for food trucks, an open lawn, shade structures and winding pathways.

Castle Hill Partners purchased the property in 2013. The company owns and manages four residential land sites across Texas and the Southwest comprising over 10,000 acres of commercial and residential development. Its first Houston-area community, the 585-acre Pine Mill Ranch in Katy, sold out in 2015.
