Niall Gunne is a Chartered Surveyor and Senior Director in JLL Capital Markets, serving on the JLL Executive Board and is the PRS lead in Ireland.

With 25 years of experience, his expertise spans Private Equity Real Estate, Real Estate Lending, and Valuation & Agency. Niall's career highlights include roles as MD of London & Regional Properties Ireland, establishing IBRC’s NAMA valuation unit, and setting up Anglo’s North America Acquisition Desk in Boston. His international experience and strong network across multiple jurisdictions make him a key figure in both Irish and global real estate markets.

Miguel Fitzgerald is an Investment Director at Greystar Ireland and leads the investment department. He is responsible for growing Greystar’s assets under management in the Irish market by identifying acquisition and development opportunities for both BTR and PBSA assets and assisting in the raising of equity and debt.

Prior to joining Greystar at the start of 2020, Miguel was an Investment and Asset Management Associate at Hines Spain, where he was the asset manager on a prime high street retail and hotel asset in Madrid’s historic city centre. He was also responsible for identifying potential deals across all real estate asset classes.

Before this, he was involved with several real estate players in Dublin where he focused on opportunistic strategies with leading private equity clients to purchase NPL portfolios, retail and other investments. Post-acquisition he was involved in all facets of asset/investment management.

Miguel is a member of the Society of Chartered Surveyors Ireland (SCSI), the Royal Institute of Chartered Surveyors (RICS), and the Urban Land Institute (ULI). He was the first SCSI Property Finance and Investment Surveyor in Ireland.

Since March 2020 he serves as a Non-Executive Director/ Board member/ Trustee of Depaul Housing Association, an approved housing body and registered charity in Ireland. And since Q4 2022 he is the Chairperson of the Housing Development Committee.

Miguel was the youngest student to be awarded the Farmleigh Fellowship, a multidisciplinary scholarship (in his case sponsored by Treasury Holdings, including an internship in their Shanghai offices), awarded via a Master’s in Business Studies from University College Cork and Nanyang Technological University in Singapore. He also holds two real estate Bachelor’s Degrees from Technological University Dublin (where he has also lectured in real estate). He holds certificates in real estate from IE Business School, Oxford University, Harvard Business School, an ESG Investing certificate from CFA UK, and real estate financial modelling/fund management certificates from Bayfield Training.

Marcus Ryan is Chief Executive Officer of Lioncor, having established the business in partnership with Oaktree in 2018 and led it on behalf of Alanis Capital before assuming the CEO role in 2025. He brings over 30 years of experience across real estate investment, development, asset management and banking, including two decades as Managing Director of Alanis Capital, where he directed over €4 billion of real estate transactions since 2014 with institutional joint venture partners including Deutsche Bank, Davidson Kempner Capital Partners, Oaktree Capital Management and Investcorp.

Emily advises on all aspects of the acquisition, disposal, leasing and financing of commercial property. She has quickly developed an impressively strong and diverse client portfolio as well as the respect of clients, estate agents and other key players in the real estate industry in Ireland. She advises a broad range of clients including investors, insolvency practitioners, multi-national corporations, statutory bodies, financial institutions and charitable bodies. Emily also provides specialist advice to the corporate, banking, litigation and insolvency teams.

Martin is Chief Commercial and Development Officer at Tuath with responsibility for leading on the association’s development programme, sourcing and delivering new homes for the provision of social and affordable homes nationally. He oversees and manages the development pipeline with a focus on new business, maintaining and establishing working relationships with key stakeholders. Martin holds a BSc (Hons) in Urban Planning and Property Development from the University of Ulster in Jordanstown (UUJ), a Diploma in Housing Studies and a Diploma in Management and has been a Chartered Member of the Chartered Institute of Housing (CIH) since 2015. Martin has significant experience in the development and delivery of housing having worked within the social housing sector for more than 10 years. Throughout this time Martin has had a significant involvement in the growth of Tuath as an organisation and has vast experience in all forms of housing delivery.

John Downey is the Managing Director of DOWNEY, a leading multi-disciplinary practice of Town Planners, Architects, Landscape Architects and Project Managers. John is a chartered town planner with over 25 years’ experience in planning & development within both the private and public sectors providing multi-disciplinary services to all areas within the property market from feasibility right through to on-site completion.

John is a specialist in development critiques, planning procedures and the procurement of all planning applications through the various planning processes including S.34 applications, SID applications, and the SHD (Strategic Housing Development) procedure. He has lectured in both the School of Planning and the School of Real Estate in DIT, Dublin on all planning matters.

Through his firm based in Merrion Square, John has represented several large housebuilders, development funds, estate agents, and legal firms, whilst also doing work for planning authorities including Housing Strategies including recently Laois CC and Galway CC.

He has also been heavily involved within the profession itself within advisory roles to Government including advising The Oireachtas (2014) and The Department of Finance (2015). He was part of the Advisory Group for the National Planning Framework (2017) and was on the expert panel for the formulation of the Design Standards for New Apartments - Guidelines for Planning Authorities (March 2018).

He is currently a serving Board Member on the ECTP-CEU (European Council of Spatial Planners) and was a former Chair of the Royal Town Planning Institute (RTPI) Ireland, in addition to being the first Irish delegate elected as a corporate member of the General Assembly of the Royal Town Planning Institute in London.

Jack Kennedy is a partner in Addleshaw Goddard’s (Ireland) Construction & Engineering Group. Jack specialises in the areas of construction, property development, project and development finance (both lender and borrower side), forward funding, forward purchases, acquisitions, and sales. Jack has advised in relation to several significant property development and finance transactions including office, residential and mixed-use developments, student accommodation, refurbishment of outdated assets, hotels / aparthotels / hostels, retail developments, pharmaceutical, and logistics units. Jack is experienced in drafting and negotiating tender and contract documents, using both bespoke and standard forms (RIAI, JCT, FIDIC, NEC and Irish Public Works Contracts), and supporting clients through the ongoing management of a project from pre-commencement up to completion and/or sale.

Aoife joined Grayling in 2021 and has successfully led the Lettings & Property Management team since then. With 20 years’ experience specialising in the residential sector, she brings extensive expertise in the management of high-value investment assets, with a particular focus on multi-unit developments. Aoife currently oversees a growing team of more than 20 staff and is responsible for the management of approximately €650 million in assets under management (AUM). She is also a member of the Institute of Professional Auctioneers and Valuers (IPAV). Aoife developed her expertise through client-side experience and senior roles at Burlington Real Estate, later acquired by Gresham House, as well as Sherry FitzGerald and Wyse.

Ciarán is head of Real Estate and co-founder of Elkstone. With over 25 years’ experience in Real Estate, he has developed deep expertise in all aspects from planning & construction to banking & law. He is involved in sourcing and leading property and Proptech opportunities right through to the delivery of developments. Ciarán is a graduate in law from Harvard Law School (LL.M) & Balliol College, Oxford (B.C.L.) where he was a Scatchard European Scholar.

Karl is an experienced manager with over 23 years experience in various senior management roles in the Irish hospitality and student accommodation sector.

Prior to joining Mezzino Student Living, Karl was General Manager of the multi award winning Brooks Hotel in Dublin and its sister property in Galway, The Connemara Coast Hotel, CEO of the Irish Hotel and Catering Institute, Director of Professional development at National College of Ireland, and most recently General Manager of Campus Residences at National University of Ireland, Galway.

Karl holds an Honours Degree in Management from Trinity College Dublin, a Higher Diploma in Hospitality Management from TU Dublin, an Advanced Diploma in Management Accounting from the Chartered Institute of Management Accountants, has studied Strategy and Marketing in Cornell University, and a Fellow of the Irish Hospitality Institute.

 Martin joined Corcom as Director of Investment in 2017 and has over 35 years’ experience in real estate and corporate finance having held senior leadership roles in investment banking, State, private and public companies.

Martin’s primary focus is in identifying site purchase and new business development and management opportunities for Corcom. This includes leading the due diligence and financial analysis across all projects and managing Corcom’s investor and client relations.

For its investment partners and clients, Corcom has secured over 85 successful grants of planning, developed out over 1,500 residential, and is currently on site developing 900 units. In addition, Corcom has purchased and sold over €125m of assets delivering outstanding returns and results for its investments partners, clients, and stakeholders.
