Second Industry Location Opens In RiNo
Industry RiNo Station has opened at 38th and Walnut streets in River North.
The project, sister to Industry Denver on Brighton Boulevard, is an adaptive reuse project composed of creative office space, retail and restaurants in a former cold-storage warehouse.
Developed by Q Factor, the 152K SF project near the University of Colorado A Line commuter rail station at 38th and Blake streets was 60% pre-leased prior to opening. Signed leases to date include four of the original location’s tenants that have outgrown their space, including Velocity Global, Cloud Elements, The Receptionist and Felmann Nagel. Convercent, a developer of global ethics and compliance software, recently signed a lease for nearly 28K SF that is in the final design phase with occupancy projected for early next year.
Ellen and Jason Winkler, co-founders of Industry and owners of Q Factor, were mindful of bringing the project to a residential neighborhood. When they were encouraged to build five stories extending to the edge of their property, they declined.
“We want to be a part of the community that’s already here, not overshadow it,” Ellen Winkler said.
Industry RiNo Station is next to the St. Charles Rec Center, and the Winklers are working with Denver Parks and Recreation to activate the property's open, grassy areas. The hope is that Industry tenants will help with the Rec Center's after-school programs.
With flexible and scalable floor plans, Industry RiNo Station can accommodate larger corporations looking to embrace a modern office environment that promotes collaboration and creates efficiencies in the ways employees use their office space. It also will be home to smaller four- to eight-person offices, as well as single offices and desks.
