Industrial Outdoor Ventures Rolls Into Denver With Two Acquisitions

Industrial Outdoor Ventures has entered the Denver market with the acquisition of two industrial properties in the metro area’s competitive market.

The Schaumburg, Illinois-based company purchased a 50,542 SF vacant trailer shop and parts warehouse on 10.51 acres at 4780 Vasquez Blvd. from Wabash National Trailer Co. The property, which had an asking price of $6.95M, has a 9-acre yard that is suitable for storage of heavy equipment or bulk material. 

The company also acquired an outdoor storage yard at 2550 Laredo St. in Aurora from Aurora Outdoor Storage LLC. The 12.8-acre site, which had an asking price of $4.2M, has 665 truck/trailer stalls and serves as a boat, RV and trailer storage facility. Industrial Outdoor Ventures plans to transition the property to a single-tenant truck-parking facility or build-to-suit site for similar use.

“Infill industrial property throughout Denver is in high demand due to a very strong local economy, population growth and major redevelopment taking place throughout the immediate area,” Industrial Outdoor Ventures CEO Tom Barbera said in a statement. “It’s the perfect storm. Multiple major projects in the area such as the National Western Stockyards redevelopment, the Park to Platte Storm Water Project and, of course, the I70 expansion are squeezing industrial users while creating demand for outdoor storage.”
