This Week’s Denver Deal Sheet

The Moncrieff Business Center, a 101.4K SF warehouse distribution center at 14603 East Moncrieff Place in Aurora, exchanged hands this week for $10.9M. 

It was purchased by Crosse Partners, a private equity fund headquartered in Huntington Beach, California, and includes amenities like fenced outdoor storage, ample parking, doors accessible to the rail line and oversized drive-in doors, according to a press release.

CBRE’s Jeremy Ballenger, Tyler Carner, Jessica Ostermick and Jim Bolt represented the seller, an affiliate of Zurich Alternative Asset Management. 

“The property is accessible by both interstate and rail and is located in Denver’s most-desirable submarket for distribution needs,” Ballenger said in the release. “The building has been fully leased for years and will continue to be an attractive option for tenants looking for functional high-quality distribution and manufacturing space.”

Whitney Hake and Grace Lessard joined Newmark’s Denver office as a senior managing director and a senior associate, respectively. The duo are tasked with expanding the firm’s agency leasing business, according to a press release.

ZS Partners acquired an 11.25-acre industrial site that includes a 60K SF building leased to Birko Corp., a food safety and sanitation business. The building, at 9152 Yosemite St. in Commerce City, was sold for $8.3M.

Albrook Partners LLC purchased a 34K SF industrial building located at 6270 East 50th Ave. in Denver for $3.8M. NAI Shames Makovsky’s Paul Cattin and Adam Hubschman represented the buyer. The seller was CCE Real Estate LLC.

TN Telephone Facility LLC purchased a 3.9K SF industrial site at 1465 South Cherokee St. in Denver for $1.2M from Double Trouble Investments LLC. The seller was represented by BRC Real Estate’s Stephen Chipman and Michael Bright. TN Telephone Facility was represented by NAI Shames Makovsky’s Craig Myles and Thrive Commercial Group’s R.C. Myles. 

LEASES

High-end spa and yoga studio concept Mind & Body leased 2.3K SF at the new mixed-use project Origin in downtown Superior. CBRE’s Molly Bayer and Melissa Moran arranged the lease.

Whole Foods Market leased about 137K SF of distribution center space at the newly built HighPoint Elevated industrial park near Denver International Airport. CBRE’s Todd Witty, Daniel Close, Tyler Carner, Jeremy Ballenger and Jessica Ostermick represented the landlord, Hyde Development, while Cushman & Wakefield’s Steve Hager represented the tenant.

Bantam Hospitality LLC leased a 4.8K SF retail space at 3200 Irving St. in Denver’s Highlands neighborhood. NAI Shames Makovsky’s Jonathan Power represented the tenant while brokers Paul Cattin, Adam Hubschman and Solomon Stark represented the landlord, RLD Grisenti LLC.
